I sell in Brooksville and across Hernando County, so here is the version I give clients rather than the brochure one. Brooksville is the county seat and it does not behave like the coastal side of Hernando. The terrain rolls, the lots run larger, and a good share of the housing stock predates the subdivisions people picture when they think Florida. That mix is the whole story here. The thing that catches buyers off guard is utilities. Plenty of Brooksville property sits on well and septic rather than county water and sewer, and that changes your inspection list, your lender conversation, and what you budget for in year one. Ask before you fall for the porch. If you are selling here, the older stock cuts both ways. Character sells, but a roof and an electrical panel of a certain age will set your appraisal and your insurance quote long before a buyer ever argues price. Handle those two first. Historic district, acreage parcel, or a plain three-bedroom off Cortez, the diligence is not the same. Ask someone who works all three. By Kevin Neely, Florida real estate license SL3518624. Brooksville is a vibrant residential-commercial community that has experienced continuous growth while maintaining its original charm. The area is served by several modern medical facilities, including Bayfront Health Brooksville, Oak Hill Community Hospital, and Bayfront Health Spring Hill. A campus of Pasco-Hernando State College is situated at the city's edge. The business district is bustling with eleven shopping centers, and a regional airport is conveniently located six miles south of the city. Brooksville also boasts three city parks"”Bud McKethan, Tom Varn, and Russell Street Park"”featuring walking trails, sports facilities, and picnic areas. The community is further enhanced by an excellent library and many other attractive amenities. Brooksville and Hernando County are steeped in Southern hospitality, driven by forward-looking visions.

About these neighborhood estimates

Prices and counts describe active listings returned by the provider, excluding coming-soon and nearby search results. They are asking prices, not sold prices, and may not include every home for sale.

Nearby-school grades are FastExpert estimates from the average available ratings of unique public schools returned for sampled neighborhood properties. A: 8–10; B: 6–under 8; C: 4–under 6; D: 2–under 4; F: 1–under 2. Unrated schools are excluded. Nearby schools may not be assigned to a specific address.
