I sell in Beverly Hills and across Citrus County, so here is the version I give clients rather than the brochure one. Beverly Hills is a platted community, and that shapes everything. Lots are consistent, streets are laid out on a grid, and the housing stock clusters into a handful of eras and floor plans. Once you learn the patterns, you can read this market quickly. That consistency is useful for pricing and it is also a trap. Two houses on identical lots can be far apart in value based on roof age, whether the windows have been updated, and whether the electrical has been touched. Those items drive the insurance quote, and in this market the insurance quote often drives the deal. Utilities vary by section, so confirm water and sewer rather than assuming. For sellers, the comparables here are unusually tight, which means an overpriced listing gets exposed fast. Price it against the honest set and it moves. Beverly Hills has many different neighborhoods. It has some affordable housing on smaller lots then there are the estate homes of Pine Ridge that are on at least one acre lots. Conveniently located for shopping, dining, doctors offices and in close proximity to Crystal River for our great waterways!
