Antioch is a community I know well (I grew up in Antioch and raised my three grown girls here!), and one of the things I appreciate most about this city is its variety. Located in eastern Contra Costa County along the San Joaquin River, Antioch offers a mix of established neighborhoods, newer developments, waterfront recreation, and more affordable homeownership opportunities compared with many other parts of the Bay Area. If you're considering moving to Antioch, here are some things I'd want you to know! The Pros: 1. More home for your money: One of Antioch's biggest draws is affordability compared with communities closer to Oakland, San Francisco, and central Contra Costa County. Depending on your budget, you may find larger homes, bigger yards, and more square footage than you would in other Bay Area communities. 2. A variety of neighborhoods: Antioch has something for different lifestyles and budgets. South Antioch, including areas around Deer Valley and Black Diamond, has many newer homes and planned communities. Central Antioch offers established neighborhoods with convenient access to shopping and services. Downtown and Rivertown have older homes, historic character, and proximity to the waterfront. Finding the right neighborhood is important because each area has its own personality. 3. Outdoor recreation: If you enjoy the outdoors, Antioch has plenty to offer. Contra Loma Regional Park is popular for swimming, fishing, and picnicking, while Black Diamond Mines Regional Preserve offers beautiful hiking trails (which is a favorite location of mine to hike and bike) and local history. The Delta also provides opportunities for boating, fishing, kayaking, and enjoying the water (I LOVE taking my boat out on the Delta!). 4. Transportation options: Highway 4 connects Antioch with the rest of Contra Costa County and the greater Bay Area. Antioch also has a BART station, which provides a public transportation option for commuters heading toward Oakland and San Francisco. Keep in mind that the Antioch station uses the eBART extension, connecting with the main BART system at Pittsburg/Bay Point. 5. Shopping, restaurants, and conveniences: You'll find plenty of everyday shopping, grocery stores, restaurants, medical facilities, and local services throughout the city. You don't have to travel far for most daily necessities. 6. A diverse community: Antioch has a long history and a diverse population. It offers a blend of cultures, generations, and backgrounds that contribute to the character of the community. The Cons: 1. Commuting can be challenging: Highway 4 traffic during peak commute hours can be frustrating, especially if you're traveling toward Concord, Oakland, or San Francisco. I'd recommend testing your commute during the hours you'd actually be driving before choosing a home. 2. Neighborhoods can vary considerably: This is something I always encourage buyers to pay attention to. Different parts of Antioch have different housing styles, surroundings, and neighborhood characteristics. Visit the areas you're considering at different times of day, research local conditions, and make sure the neighborhood fits your expectations. 3. Schools require research: Antioch has multiple elementary, middle, and high school options, but school experiences and performance vary. If schools are important to your decision, research individual schools and verify attendance boundaries rather than making assumptions about the entire city. 4. Hot summers: Antioch gets some pretty warm summer weather! Temperatures can climb into the 90s and occasionally exceed 100 degrees. Good air conditioning, energy-efficient windows, and shade are important considerations when purchasing a home. 5. Property expenses: Don't forget to investigate property taxes, special assessments, HOA dues, and homeowners insurance. Some newer developments have additional costs that can affect your monthly budget. My Advice to Anyone Considering Antioch: Take the time to explore the different neighborhoods before deciding where you want to live. Don't just look at the house; look at the surrounding community, your commute, nearby amenities, and the things that matter most to your lifestyle. I'd also encourage you to consider neighboring communities like Oakley and Brentwood. They each offer a different experience, and comparing all three can help you determine which community best fits your needs and budget. Antioch has a lot going for it, and I believe there are some wonderful homeownership opportunities here. The key is having someone who understands the local market and can help you navigate the different neighborhoods. At RFT Realty, we believe real estate is about more than finding a house. It's about finding the right place to call home!
