After selling that residence, I started looking around for a new residence in nearby Costa Mea, and very quickly realized that I needed help. A trusted colleague, who lives in Costa Mesa, also realized that I needed help and referred me to Windy Ruffini. The critically-important help that Windy immediately provided was advising me on where in Costa Mesa I should be looking and, more importantly, where I should not be looking. At that point, the hunt for a new home was on and Windy immediately started sending listings to me that she thought were a good fit. After looking at nearly a dozen homes, one caught my eye, but it was taken off the market almost immediately because of a dispute regarding ownership. And that's when Windy stepped in and persuaded the owner to actually accept an offer from me before the dispute was settled in court. Fortunately, the dispute was settled in favor of the owner and, thanks to Windy, I was close to having a new home. The final step in the home-buying process was to persuade the seller to make a multitude of needed repairs that were identified by the home inspector, and Windy took care of that like the experienced pro that she is. Windy helped us found a house in less than 45 days under a 1031 transfer which has a pretty strict time constraint after my other property was sold. However, Windy started preparing us long before my other property was sold, and then, during the 45-day period, she was super diligent, and displayed incredible level of patience with me and my family members who have different and sometimes conflicting opinions and requirements that were challenging to meet. Windy was always calm and collected during this intense and stressful period. She has an intimate knowledge of the entire Orange County, was very resourceful in getting our questions answered, and was able to harmonize our various and different opinions to finally settle on a couple houses that lead to the down select of a house that we happily purchased. ZillowVERIFIED My wife and I recently sold our house and purchased another house with Windy representing us on both the sell and buy side of both transactions. In short: Windy was amazing!!! I'm confident in saying if it wasn't for Windy, we would not have been able to sell and buy with both properties contingent on each other. The long story: My wife and I purchased our house about three years ago and did a big remodel (inside and outside). We loved our place, single story, great view, big lot, single-loaded street, safe neighborhood... the only issue was we are a young family with a toddler and there were not a lot of other young families in the neighborhood to give it that fun community feel. We have been keeping an eye out on an area we really liked that met all of our requirements if we were going to move. A lot of realtors we talked to told us we should just sell, rent, and wait for a house to come up for sale because we will never be able to buy a house contingent on us selling ours. That would be an ok idea if I was single but it wasn't in our game plan. Then Windy enters our life. We told her the location of where we wanted, single story house, on a few specific cul de sac's. She said it will be some work but was confident she could make it happen. We were on vacation when we received a call from Windy about a house meeting all of our requirements. Since we were a few thousand miles away, Windy stopped by the house, did a quick video of the property and sent it to us. We made an offer and put our house on the market all while on vacation. Windy had a solid offer in three days on our house so we accepted as did the seller of the property we wanted to buy. Our buyer and their agent were a complete nightmare through the whole process. There were multiple times when we wanted to cancel the transaction because they were such a pain. Fortunately, Windy kept us focused on the end goal. After a long process of our buyer causing us gray hairs, we were able to close both properties and we are in the exact location and house we have been looking for. We don't ever plan on selling, but if we do, Windy will be our first phone call. We have already referred her a few friends who are looking to buy.
