Choose an agent that truly listens to your wants/needs, but also tells you what is realistic and unrealistic based on your budget 4. Choose an agent that is experienced with the loan type you are preapproved for 5. Choose an agent that does real estate full-time, so you know you as their client, are their number one priority. 6. Don’t purchase a house that is at the very top of your budget unless you are truly comfortable with that monthly payment 7. ALWAYS get a home inspection - even if you are buying new construction

Don’t automatically choose the agent that will list the home for the least amount of commission. There’s a lot of money that goes into listing and selling a home the correct way, and a lot of times you can expect a reduction in service along with that reduced commission. 4. Trust your agent. If they say the price is too high, the price is too high. Remember, you AND the agent make more money when the home sells for more. A great agent will absolutely make sure they get you the best price possible. 5. Do all of the “free” things you can do on your own to get your home market-ready (Trim bushes, mow, pressure wash siding, declutter, dust, clean, etc - whatever you’re able to do!)

I recently had the privilege of working with a young couple who was first-time home buyers, and with most first-timers, the budget and loan type didn’t leave us too many homes to work with. We searched diligently and identified what their true “wants” vs their true “needs” were. Thankfully, we found them the perfect home, had a successful negotiation with the seller and their agent, got the important repairs fixed, and got this sweet couple into their very first home. They were so grateful and excited, and I am honored and blessed to have had the opportunity to get to know them, and work with them!
