FAQ
1. What advice would you give a buyer trying to purchase a home?
Get Pre-Approved for a Mortgage: Before starting your house hunt, get pre-approved for a mortgage to understand your budget and show sellers you're serious.
Determine Your Budget: Beyond the mortgage, consider other expenses like property taxes, insurance, maintenance, and potential homeowners association (HOA) fees.
List Your Needs and Wants: Differentiate between what you need (like the number of bedrooms) and what you want (such as a swimming pool).
Research Neighborhoods: Look into the schools, crime rates, local amenities, and commute times in potential neighborhoods.
Consider the Future: Think about how long you plan to stay in the home and if it will fit your needs in the coming years (like family expansion or downsizing).
Hire a Knowledgeable Real Estate Agent: Choose an agent familiar with the area and type of home you're interested in.
Inspect the Property Thoroughly: Hire a professional home inspector to check for any issues that could become costly in the future.
Be Prepared for Competition: In a seller's market, be ready to act quickly and possibly bid above asking price.
Negotiate Strategically: Work with your agent to make a competitive offer that's within your budget, and be ready to negotiate on terms and price.
Understand the Closing Process: Familiarize yourself with closing costs, timelines, and what to expect at the closing table.
Plan for Moving and Home Maintenance: Budget for moving costs and immediate home repairs or upgrades you'll want to make.
Stay Informed About the Market: Keep an eye on market trends, as they can affect your home's value and your future selling potential.
Think Long-Term Investment: Consider the home's potential resale value and any factors that might affect it.
Don’t Rush Your Decision: Take your time to find a home that truly fits your needs and budget.
Have a Contingency Plan: Be prepared with a backup plan in case your first choice falls through.
2. What advice would you give a seller trying to sell their home?
Understand the Market: Research the current real estate market in your area to set realistic expectations about pricing and the time it might take to sell.
Price It Right: Set a competitive selling price based on a comparative market analysis. Overpricing can lead to a stagnant listing, while underpricing might mean losing out on potential revenue.
Prepare Your Home for Sale: Make necessary repairs, declutter, and depersonalize your home. This helps potential buyers envision themselves in the space.
Enhance Curb Appeal: First impressions are crucial. Invest in landscaping, paint the front door, or make other exterior improvements to make a strong initial impact.
Stage the Home: Professionally staging your home can make it more appealing to a wide range of buyers. It highlights the home's strengths and minimizes its weaknesses.
Invest in Professional Photography: High-quality photos are essential for online listings, as most buyers first see your home through pictures.
Be Flexible with Showings: The more accessible your home is, the more likely you are to find a buyer quickly. Be as accommodating as possible for showings.
Disclose Everything: Be transparent about any issues with the property. Disclosure can prevent future legal issues and promotes trust with buyers.
Understand the Costs Involved: Be aware of the costs associated with selling, including agent commissions, closing costs, HOA fees, County or City fees, and the inspections the seller is responsible for.
Choose the Right Agent: Partner with a real estate agent, like myself who has a proven track record, understands your local market, and whom you trust to represent your interests.
3. What types of clients have you worked with?
All types of clients. I have a consultation with all clients before working with them.
4. How did you get started in Real Estate?
From a very young age, real estate was a significant part of my life, largely due to my mother's deep involvement in the industry. She was a dedicated real estate agent for over 20 years, and her passion for this profession deeply influenced my perspective and career choices.
Growing up in a household where real estate was a daily topic, I gained an early understanding and appreciation for the intricacies of the industry. I observed my mother's dedication to her clients, her astute negotiation skills, and her ability to navigate the ever-changing market dynamics. These experiences provided me with invaluable insights and a foundational knowledge that many only acquire after years in the profession.
After graduating from college, I found myself at a career crossroads, contemplating my future path. It was during this pivotal time that my mother, recognizing my potential and understanding my familiarity with the field, suggested that I consider a career in real estate. Her encouragement was the nudge I needed to take the plunge into this dynamic and rewarding industry.
Convinced by her persuasive argument and inspired by her successful career, I decided to obtain my real estate license. This decision marked the beginning of an exciting and fulfilling journey. What started as a suggestion soon turned into a thriving career, fueled by my innate understanding of real estate dynamics, honed from years of informal training under my mother's guidance.
The journey from then to now has been incredible. Each day in real estate brings new challenges and opportunities for growth. Looking back, I realize that my mother's influence not only shaped my professional choice but also equipped me with a unique perspective and skills that have been instrumental in my success.
Indeed, the decision to follow in her footsteps and embrace the world of real estate was unquestionably one of the best decisions of my life. The rest, as they say, is history.
5. Do you have any special education or training that will benefit your clients?
GRI (Graduate Realtor Institute): The GRI designation is a prestigious credential awarded to real estate professionals who have undergone a comprehensive education program. This program covers a wide range of topics including legal and regulatory issues, technology, professional standards, and the sales process. A GRI designation signifies a higher level of knowledge and expertise in real estate practices, making these professionals stand out in the industry. Realtors with this designation are often considered as experts who are committed to providing a high level of professional services by securing a strong educational foundation.
ABR (Accredited Buyer Representative): The ABR designation is given to real estate agents who have completed specialized training in representing buyers in real estate transactions. This designation is recognized by the Real Estate Buyer's Agent Council (REBAC), which is affiliated with the National Association of Realtors. Agents with an ABR designation have the skills and knowledge to represent buyer-clients effectively from start to finish in the purchasing process. They understand the specific needs of buyers and are committed to providing exceptional service, including finding the right property, negotiating favorable terms, and supporting buyers throughout the entire transaction process.
Having both the GRI and ABR designations indicates a real estate agent's commitment to advanced education and proficiency in representing both sellers and buyers with a high level of professionalism and ethical standards.

Wes has sold two houses for my parents over the years. He and his team are extraordinarily professional. Wes really knows how to present a property to make it appealing for sale. He and his team kept in constant contact with us throughout the process of selling both homes. He knows the market, and his advice is top-notch. My mother's house sold in less than a week at a good price. I highly recommend Wes and his team. They will not disappoint you.

Team Estes made everything so easy for usaEUR"especially since we moved out of state while the house was being prepared for sale. Wes won our trust when we first met him and he and Wendy kept us up to date at all times. Both provided tremendous advice and their turnkey operation with the local small businesses kept all the complex parts moving forward in harmony. Any one of those contacts could have easily turned this adventure into a nightmare. Team Estes far exceeded our high expectations in this life changing event. I strongly recommend them to anyone wanting to buy or sell a home.
