ZillowVERIFIEDI purchased my dream One Bed Apartment in Back Bay in June 2016. Val Filiberto was my agent and I am happy to review her as follows: Communication and Responsiveness. Val make the experience as stress-free as possible. She has a relaxed and gentle persona, as well as a high level of emotional intelligence, so communications - between ourselves, and also between her and third parties on my behalf - were always excellent. For example, my mortgage agent became a difficult man to contact at a critical time-point in negotiations. Val was able to keep all the other relevant parties appeased and prevent the deal collapsing. She seems to know when to step in and when to step back and she was always available to talk, responding quickly to action requests. Negotiating. Her negotiating strategy and skills were excellent, managing to incorporate her pleasant demeanor with the necessary assertiveness. There was potential for an aggressive bidding situation for the apartment I wanted, but Val was somehow able to persuade the Seller's agent to accept my initial offer! Local Knowledge. I can only speak for the Back Bay area as that is where I wanted to live and therefore focused the search here. Val understands the subtleties of the various locations in the Back Bay and how this applies to the value proposition. For example, is the apartment on the sunny side of the street? How does the price per square foot change by crossing a certain intersection? What about the Floor level and Condo fees? Val was on top of all the details and was able to advise accordingly. And her local knowledge was able to better inform her negotiating. We walked away from a potential bidding situation on another apartment when the seller's agent had an unrealistic view of the price per square foot, based on the seller's mis-appropriation of an adjacent street's value. Integrity. For me, this is probably the most valuable asset for an agent (and person!) to possess. At no point was there ever any pressure to settle for an apartment that did not meet my requirements, and she was quick to intervene if she thought I might over-pay. For example, as alluded to above, I placed bids on two other apartments before finding the ideal apartment. These bids were rejected by the respective sellers, and, although I was tempted to bid up both times, Val advised that the value in the higher bid was questionable and I would be better to wait for another opportunity. Of course, she was right, as I realize in retrospect! This demonstrated - repeatedly - that she was motivated only by my interests. I doubt that there is a better agent working in Boston and I will certainly recommend her to my friends and anyone else who is thinking of making a move on the property ladder.

She is very friendly but also clear on terms and conditions. I was very happy that I met her and worked with her. When i first contacted her, she was very friendly and gave me her availability right after the call. Because it was rather urgent for me to find an apartment, she scheduled viewings with me the next day. I didn't know Boston quite well and she gave me many insights about neighborhoods and places to go to. During our first viewing, the first thing she did was to disclose that by Mass law she is required to show me the broker fee agreement that I have to sign. Little things like these make her reliable and and easy to work with. I had a very busy work schedule at the time. So for follow up document signing, she would come to my work place and help me with signing and reviewing documents. Overall, Val is a very responsible and caring professional.
