It wasn't until we found our dream home in a strong seller's market that we really got to experience Tom's brilliance. Tom toured with us for multiple days and we covered a lot of territory looking for the right house and acreage. He kept us up to date on available properties and one day the right place appeared. Tom went to view it and made videos of each room so we had a very well-rounded idea of what the house was like. When I came back to see the place in person Tom was a great "tour" guide of the house, property and barn. We wound up buying the place and are getting ready for our move East. He went and did several virtual viewings for us before we settled very quickly on one house. He guided us through the negotiation process and settlement which was a bit of a struggle as the seller's realtor was unresponsive and unprofessional. Tom handled it expertly and got us through closure with the house and all the HOA violations closed. He was amazing afterwards and even helped us contract for some painting before we even moved in which made it easy to get settled once we got here. Unfortunately, COVID struck, but that didnt deter Tom. We stuck to our plan, and within 2 days of listing we had two offers at or above asking price. The house moved so quickly because Tom gave us great advice on the improvements we needed to make, and also told us the things we did not need to do. Before meeting Tom, we were stressed over the logistics of finding a new house while having to list our current one at the same time. Tom, however, reassured us and guided us through the process. Our house went under contract in under 4 days and we were able to move into a new one only one week after our house was sold, and thanks to Tom having negotiated a rent-back agreement, the whole process was seamless. He was very knowledgeable of the region, and very patient, often taking us to see a house more than once, and providing his honest feedback about houses we liked but which he thought might not be a great fit for us. Overall, we were very happy with him and will definitely work with him again whenever we find ourselves looking to buy or sell real estate in Northern Virginia again.

ZillowVERIFIED If you are looking for a Real Estate Company to sell your home I would STRONGLY advise you to not choose Keller Williams of Mclean, VA, or The Belt Team, who is associated with them and Tom Hanton. At first, Tom Hanton was very communicative prior to us signing the agreement to sell our home. Tom checked all the boxes that one would look for in an agent. Boy, were we wrong!! After signing an agreement with Tom he was very difficult to reach, and when he finally did get back to us with an answer to our questions it was typically with a very short text reply. Ultimately, because of Toms failure to include important details in the contract of our home with the buyers, we ended up with exorbitant legal, and other, expenses, all out of our own pocket. During the process, Keller did remove Tom as our agent and replaced him with Terry Belt who ended up being no help whatsoever. When this became a legal matter Keller completely abandoned us in our efforts to resolve the contractual situation, which they created by lack of attention to detail in the contract with the buyer. Our Contract eventually fell through, and we had to hire a lawyer and compensate the buyers because they threatened a lawsuit against us. So far we have incurred over 35K in legal bills including pay-off money to the buyers.And, of course we also lost time. Our house initially went on the market in March and now it is now almost July. Our attorney worked diligently with the Keller Williams attorney hoping to come to some financial relief for us. That did not happen. As a matter of fact, Kellers last words to us as of yesterday was: aEURoeWe are releasing you from the contract that we have with you to sell your homeaEUR?. They refused to help us and sent us on our way. We received absolutely no consideration, compassion, or compensation from Keller Williams. They hid behind their lawyer and left it to us to pay our lawyer to help resolve the situation.We are now left to sell our vacant home and have been told we must spend more money to stage the house etc. Sellers beware, Tom and The Belt Team do not have your best interests at hand and are to be avoided at all costs.

We went into the process with a lot of uncertainty given this was the first time we were buying a house as homeowners. How do we time the transactions? Is it better to sell first and then buy? Would we need to carry two mortgages? Would we need to find a place to rent? Tom helped us navigate the process, everything from getting our house ready to go on the market, pricing it adequately so it could sell fast (in less than a week), hosting the open house through which we found our buyers, timing the search and purchase of our new home, to renting back our house until we closed the purchase of our new one. He was always very responsive, and always willing to talk with us when we needed it, during work hours, at night, on weekends. Every time we wanted to see a house, even houses we had already seen, he always made himself quickly available, even on short notice. For these reasons, overall, I was very happy with my experience working with Tom and the Belt Team, and I have no doubts I will call him when we are again in need of a realtor.

They were extraordinarily patient and accommodating in showing us houses, allowing us to take our time in finding a place without any pressure and making themselves available on short notice when we wanted to move quickly to see a house. Beth showed us 7-10 houses at a time on several occasions as we tried to narrow down neighborhoods and styles. They also both previewed houses ahead of us to save us time so we could only see the ones that would potentially meet our requirements. Beth and Tom were also really helpful in assisting us in narrowing down which areas would best suite our needs, talking through commute times, school choices, and neighborhood amenities. They were extremely knowledgeable on the areas we were looking at and excellent at giving us a sense of value over time. Tom was adept at negotiating the contract price so we got a fabulous deal. He also helped us navigate two challenging home inspection negotiations. The first house fell through because we couldnt reach agreement on home repairs needed before purchase, despite Toms very effective engagement on our behalf. Tom was excellent at keeping us updated and talking us through options and concerns. He and Beth were quick to help us get back out and find a house quickly after the first one fell through on home inspection. Tom was able to negotiate a contract on a different house that was probably an even better deal and then ensuring that needed repairs were made by the sellers post home inspection. It required quite a bit of effort and follow up on his part, and he was diligent in looking out for our interests. Patty was highly responsive when she stepped in after the contract was written to ensure we knew key dates and next steps and had everything lined up for closing. Overall, we couldnt have asked for more and would highly recommend the team to others.
