Q: 2. What advice would you give a seller trying to sell their home?

Let's do a walk-through and let me make suggestions. I tend to be conservative when making requirements about what you NEED to do, but I'll give my advice on what will help your home sell faster and for the most money.

Q: 3. What types of clients have you worked with?

Investors, first-time home buyers, military (VA benefits), estate sales, long-distance sellers, and more.

Q: 4. Describe a recent transaction you are fond of. How did it go?

I had a long-distance seller who I never met in person, but I was able to access, list, and sell her home and she never had to visit the state to make it happen!

Q: 5. How did you get started in Real Estate?

My great uncle was a successful real estate agent in Colorado Springs, where I was born and raised. I knew lots of people in the community and when a friend of mine was looking to expand his business, it was a natural fit.

Q: 6. Do you have any special education or training that will benefit your clients?

I'm a former improv comedy actor! I know how to think on my feet and talk with people. I'm a natural extrovert, but concentrate on taking time to listen instead of talking.

I called several realtors in the Springs/Southern Colorado area to help us purchase a home. And out of the several we talked with, Toby was an easy choice because he was the only one who spent more time asking us questions and listening than he did boasting his credentials. But his expertise was quickly evident through his knowledge of the local housing market. Throughout our entire home search he was always reachable when we needed him, even at inconvenient times. We really felt like he was working hard for us the entire time and wanted to see us . We also believe that his professional offer-writing expertise really made a difference in our offer being chosen. We had an unusually large amount of trouble throughout our contract-process with a variety of things. But he was our biggest support by communicating well with the seller?s realtor and others involved, always happy to answer any questions or worries we had, and he was quick and efficient with any paperwork we needed to sign. I can think of many more wonderful anecdotes from throughout our home-buying process, but I will end with this- Buying a home in a small mountain town was always my husband and my dream, but it seemed unattainable in this extremely competitive housing market. However, we are almost 2 weeks past closing on our beautiful house in Canon City, Colorado. And my family genuinely feels so lucky that we had Toby to help us through the whole process!

Toby was by far the best agent we got to work with. He was really on top of everything and we went on quite a bit of showings every weekend and sometimes during the work week just to make sure we would find the right home and not just settle with what we had in front of us. Toby Lorenc recently helped me sell my rental property in mid-December 2017, and I could not have asked for a better relator! As an out-of-state seller, with limited Colorado Springs realtors contacts, I was a bit nervous about finding the right relator who I could trust and who would communicate readily with me throughout the process. Through a friend of a friend, Toby was recommended to me because he had recently helped them sell and buy their new home. I met with him in June 2017 when I was in Colorado Springs for a visit. During this time I had renters in my property and was not too sure if I wanted to sell or what the timeline would be. The rental property of course needed some TLC and small improvements to get it market-ready. I was not sure if Toby would be interested in selling a house that may take a little longer than a ready-to sell property. After meeting Toby, he answered all my questions (I tend to ask a lot of questions) and was completely transparent about the various costs, fees, and commissions involved. I learned that Toby?s specialty is working with first-time homebuyers, and I truly believe he prioritizes educating his clients about the homebuying AND home selling process. Starting in August, Toby and I talked weekly about getting the property ready for market. Because I did not live in Colorado, he was instrumental in helping me find quotes for the various improvements that the home needed. He helped with finding contacts for wood floor refinishing, glass door quotes, interior and exterior painter, and garage door installation. How often will a relator do all this for you?? He would always stop by the property after any work had been completed to check if it was done up to par. Throughout this process he was extremely helpful, trustworthy, and I always felt he had my best interests in mind. After the improvements were made, the property was listed at the end of October and we closed mid-December! If you are looking for a relator that is trustworthy, patient, education-oriented, transparent, and communicates readily, I without a doubt would recommend Toby Lorec. If you are an out-of-state buyer or seller, he is the right guy for you and will put your mind at ease. My sincerely thank you to Toby Lorenc.
