ZillowVERIFIEDMy wife found Tim because of how highly he was rated. Based on that he came to our house and from that first meeting really liked Tim. He aggressively advertised our home using several options we didn't know existed. In the first week there were a couple hundred views. Knowing most were just window shopping it still showed our house in a positive way. Within 3 weeks we had two offers. Settlement was in 5 weeks from the time listed. House sold for more than listed. One thing I really appreciated and respected was his honest opinion based on this being his profession what he suggested our house get listed at. He had a listing of the homes in our area and what they sold for. Tim was very respectful to my wife and me from the first day until settlement. Even when done and our house was sold he said if we had any questions to text him. I highly recommend Tim if you are looking to sell or buy a home. I can honestly say the whole process felt like we were working with a friend who looked out for our best interests.

ZillowVERIFIED Tim is the best realtor out there! We just bought a house in this crazy market and to say we were nervous is an understatement. Not only were we skeptical of the market but we have not had the best luck with realtors in the past. From the very first phone call with Tim, we knew he was different. He has the best personality and pair that with his top notch communication and knowledge, and you get the best realtor. He was always available to take us to any showings we wanted and always provided updates or answers on anything needed. Working with Tim makes you feel like you are his only client and that you matter. I highly recommend Tim to anyone and will definitely use in future if we need him.

ZillowVERIFIED Tim Belko is a true real estate professional. I attempted to sell vacant land on my own only to encounter many "Buyers" who were full of hot air. I wasted valuable time dealing with these individuals. It was after the bad experiences with these "Buyers" that I decided to list the property with Tim. After reading all the positive reviews from other satisfied customers, I reached out to Tim and he listed my land for sale. Immediately we received numerous offers. Tim filtered through the "tire kickers" and closed the deal with a reputable and serious buyer that he vetted. Definitely what you want in a realtor. Tim was very determined and made himself available at all times. He sold my property for way more money than I was expecting. Don't make the same mistake I made in attempting to sell your property on your own. Leave it to Tim Belko, a real estate professional. 5 Stars, Thanks Tim. RO Glassboro, NJ

ZillowVERIFIED I worked with Tim to buy my first home this winter and I will definitely work with him again! I was specifically looking for an agent who was an expert in my area of interest (South Jersey), focused on educating me as a first-time homebuyer, and someone who I felt overall comfortable with. Tim checked all those boxes, and was proactive, responsive, and never once made me feel as though I was asking a silly question or requesting too much. He even fielded a call from an anxious, over-involved family member and managed to settle their concerns. Start to finish the process was smooth and I came away with a house that I'm very excited about, together with inspection repairs and compensation that Tim helped advocate for on my behalf.

ZillowVERIFIED Exceptional Service and Expertise Tim Belko was an absolute blessing in helping my elderly father sell his rental property. Tim took the time to understand our unique situation, patiently explaining every detail and ensuring my father felt comfortable and informed at every step. Tim brought a wealth of knowledge about the local market, which proved invaluable in setting the right price and negotiating the best deal. Thanks to Tim, the property sold quickly and for a price that exceeded our expectations. ZillowVERIFIED Working with Tim was a great experience. He assists you through every step of the process from creating a list of homes that meet your criteria, advice on offers, submitting offers, negotiation, signing contracts, repair requests, surveys, home owners insurance, financing, closing, and overall just being friendly and helpful throughout the entire process. 10 out of 10 would recommend. We basically had to do nothing the entire time. Tim took care of it all.

ZillowVERIFIED Tim made the process of buying a home, especially as a first time home buyer, an incredibly smooth and informative experience. I went into it knowing very little (other than hoping to land myself in a place I like) and came out of the experience with a confidence and perspective on what to look for when shopping around that I didn't expect to gain. No question felt stupid or concern brushed aside, he fielded them all with understanding for where I was coming from in this very new experience. Not only that, but this home purchase came after a multi-year gap from the first time Tim and I looked at homes. When I reached back out, he met the request with enthusiasm and a genuine willingness to help me find my first home. I am so appreciative for Tim's help and count myself fortunate to have reached out to him among any of the peers in his field.

His knowledge of the entire homebuying process made this better than I could have expected. He sent great recommendations, got us into homes quickly, and got our offers in immediately so that we didn't miss out on anything, which is especially helpful with the current market. Within a few days of putting the house on the market we had multiple offers to choose from and ended up selling for well over our asking price. Tim was always very professional and responsive. His knowledge about the industry and current market conditions put me more at ease and I trusted his recommendations and opinions. ZillowVERIFIED We contacted Tim based on his notoriety throughout our town. Tim possess the qualities that make for an extremely successful and effective broker. I cant say enough about Tims professionalism, thoroughness and knowledge within the industry and specifically, our town. He has high degree of integrity and is very conscientious and tenacious, always keeping our best interests in mind. From the beginning he was prepared with a complete and detailed marketing plan for the sale of our home, utilizing social media, printed media and every major real estate website. Besides constantly providing updates via phone calls and text messages, Tim utilized popular web-tools to provide us with activity on prospective buyers and their feedback. Almost immediately we had several offers to choose. Tim did research to assist with assessing a fair market price of our property and then negotiated effectively with the buyers agent on behalf of my wife and I. Unfortunately, right before closing, the buyer suddenly defaulted; we were dumbfounded and devastated. Tim calmly reassured my wife and I and provided numerous avenues for us to choose (he always seem to have a contingency plan!!!). Tim immediately presented several very good and solid offers for us. Within 3 weeks from the buyer default, we successfully sold our home to a wonderful couple. Tim was in many ways the perfect agent: hard working, ethical and detail oriented. Tims excellent work and consistent results ensures that he comes very highly recommended.

ZillowVERIFIED When I was ready to list my home, I interviewed three realtors including Timothy Belko. I ultimately decided to go with him because he seemed more knowledgable with the market. The other two realtors wanted to list high which meant the house probably would have sat on the market long (even in this sellers market) Timothy took the time to explain how the process would work, reviewed all the listing paperwork with me, gave me staging ideas, as well as professional photos. We starting with a coming soon while the house was being prepared for showings. As soon as the listing became available, I had 22 in one weekend and several offers. The home was priced accordingly and I did not have to just settle. Timothy was very responsive even into the early evening and weekends. He would call or text back if he missed my call. Provided updates along the way and offered suggestions to make settlement go smoothy. Even with the few mishaps he was always by my side. I would definitely recommend Timothy and use his services in the future.

ZillowVERIFIED Tim sold us our house 5 years ago and was fantastic! Which is why we went directly back to him when we were ready to sell the house. Tim is by far the best real estate agent I have ever met. He is knowledgeable, professional, patient, and extremely responsive. Selling a house is supposed to be stressful, however Tim made it a walk in the park for my husband and I. Every step of the way, Tim provided us with his valuable input and adhered to all of our needs. He helped us with all the logistics and provided recommendations on what we should fix in the house, whom we should contact, and ultimately what we should list our house at. He had amazing marketing tactics and was able to get our house sold the weekend it hit the market. I would recommend Tim to everyone who is buying or selling in the area, there is no one better than Tim to help you either sell your existing home, find a starter home, or hunt for your dream home.

ZillowVERIFIED If I could give Tim 6 stars, I would. Above and beyond in every way, Tim was responsive since the first day we talked about what I was looking for in a home. As a first-time homebuyer, I was understandably overwhelmed with the process. With each home tour, Tim helped me to narrow down what was important to me and assuaged my concerns about the process. He walked me through the homebuying process (and repeated when I inevitably forgot things) and when I decided to make an offer, he worked diligently on my behalf and kept me updated every step of the way. And when my closing was almost derailed, he helped to save it at the last minute and even drove back from his home to drop the keys off to me so I could get into the house on the night of closing. I could not give Tim a higher recommendation - a consummate professional, friendly and personable, and truly a class act.

ZillowVERIFIED We worked with Tim when we bought our house several years ago and him and his team did a wonderful job. When I took a job across the country almost 4 years later and had to sell the house, Tim and his team were the obvious first choice. The results were wonderful! He walked us through the whole process of selling (previously, he helped us as we were first-time home buyers). Tim answered every question we had, and provided us with the knowledge we needed in order to sell for a fair price within our time frame. He was honest every step of the way, and when unforeseen issues arose (on the buyer's side), Tim and his team walked us through the best possible solutions. They even went out of their way, doing the extra legwork to ensure everything was resolved as fast as possible and we were able to close the sale only slightly past our scheduled closing date (again, this was because of the buyer's agent; Tim and his team did everything right). I'd recommend Tim and his team to any first-time home buyers or sellers for sure. They make the process completely manageable for people outside of the real estate industry. I wish every agent had their professionalism and abilities!
