    Cashier's check or wire transfer for closing?

    typically the closing attorney office (or title company) wants a wire as apposed to a cashiers (bank) check. we try to do our best to communicate for you to submit your wire information or receive theirs from title ./ closing firm and then verbally verify. yes old school phone call, person to person. this is best practice.     What does it mean when a listing says it is a probate sale?

    typically this means the title or deed is subject to probate approval and yes this can take time. Whoever has it for sale should be able to explain the process - if they cannot ask them who is handling, case # etc and reach out to probate office for better details

    How do I negotiate seller credits for a 20 year old roof?

    Hi Lizzy in many cases the insurance company is going to care - so the seller should work with you to some degree. that said you can likely get insurance even if they tell you you will need to replace to keep the policy. OR get a quote for insurance for you from owners current provider, as by definition they know the asset. or get a licensed residential builder contractor who does roofing to assess and see if you can get a 2-4 year bill of health on it. hope this helps

    I fiund a home that I am Interested in but price seem really high for the area

    your agent should be able to tell you if the home is overpriced for its peers. unless the home does not have easy ways to comp with other market homes. just lowballing without knowing better details as to why seems like short sighted advice. has your agent asked seller agent how they came to their asking price ? how long has home been on the market ?? this one seems to need more info
