ZillowVERIFIED Teresa helped my son and I purchase a home on Lake Lanier for short term rental property. She was very knowledgeable of lake property. We had specific request of location. She was able to find a home in this hot market that had not even been listed yet, but the owner had approached the realty company to market their home. She handled the process from beginning to end and was very professional. She understand the purchase process very well. She also had contacts with the Army Corp of Engineering that helped tremendously. My son and I were very impressed with Teresa with her knowledge, professionalism, response time, help throughout the entire process all the way to the closing attorney. Go going Teresa!!!

ZillowVERIFIED Teresa and her team were absolute professionals and absolutely "in our corner" as sellers. Teresa and her team were great about protecting our time and energy throughout the processes of selling our home - from scheduling the pictures, throughout the showings, and then when negotiating with the buyers. Even though I'm sure Teresa and her team had multiple clients while she worked with us, she made us feel as though we were her only concern - she was responsive to our calls, questions, and concerns - always providing timely and thoughtful responses. Truthfully, I'm glad she was on our "side" because she's a, tenacious, formidable agent that made us feel as though she would've gone into "battle" on our behalf. It's rare to experience this type of customer care any more these days...as such it was a please to work with Teresa and her team.

ZillowVERIFIED Teresa was able to accomplish where other realtors fell short. The bottom line is she produced more showings and more offers to clients until she met our goals.

ZillowVERIFIED Teresa Smith made buying a house in Hall County a very pleasant experience. There is no limit to her knowledge of Lake Lanier and the surrounding area. Because of this, she was also able to recommend every vendor related to home buying. This is so valuable for people purchasing in an area with which they are not familiar (like us)! She was professional, yet personal, and helped us every step of the way.Teresa kept us updated with the market status and was extremely transparent through the whole process. She understood our needs and didn't waste our time showing us properties outside of those needs. We truly felt like we had a friend working for us, a very knowledgeable friend! We highly recommend Teresa Smith if you are searching for an agent.

ZillowVERIFIED Teresa's many years of experience and knowledge as a realtor made selling our house a smooth experience. From the beginning when we asked for her opinion and recommendations for getting the house ready for market, to suggesting tradesmen for repairs, to negotiating price with the buyer's agent, to amendments, and closing, she represented us very well. You never know what you will get with realtors and we've had our share of sup par over the years. Teresa is the real deal and you will be glad she is on your side!

ZillowVERIFIED Michele and Teresa are a true rock-star real estate team! If you're purchasing on or around Lake Lanier, you should contact them first. They're a true wealth of knowledge regarding the lake, all that's uniquely involved with buying property on it, and were immensely helpful throughout the buying process--even after closing! I couldn't recommend Michele or Teresa enough. They're both truly a pleasure to work with, and I'm 100% sure they are THE best duo to work with when shopping on Lake Lanier.

ZillowVERIFIED With Teresas advice, resources and availability I was able to sell my house in less time and for more money than I ever imagined! I was unsure of many items regarding the sell of my home so Teresa provided expert direction from preparing the home for sale , when and how to place on the market, managing the different showings efficiently all the way to keeping me calm with the hiccups the buyer had at closing.

ZillowVERIFIED Excellent customer service from beginning to beyond closing. We were out of state buyers and Teresa made us feel like a local. She set up and met with vendors and followed up by checking their work. Recently, we were in Town and realized at the airport that we had left an iPad behind. Teresa was there that day and retrieved it and mailed it back to us. AAA service and I'll be your boat DD anytime.

ZillowVERIFIED When I began my search I interviewed multiple agents. A few minutes into the meeting with Michele and Teresa I was sold. I am in an unusual situation and they knew from experience how to navigate the issues. Michele found me a few houses in the location I wanted in my price range almost immediately. I made an offer with her help and it was excepted. We did lots on negotiations with the seller and this process was smooth. I did have some issues with the financing due to my situation however Michele was able to extend my closing with the seller with little fuss. After the closing Michele is still helping me get set up. I can not say enough good things about Michele and Teresa. Top notch agents who know the lake, and care about the people who they help.

ZillowVERIFIED Teresa Smith is wonderful! She is by far the best real estate agent that we have ever had and I would highly recommend her to anyone. She absolutely will fight for you and will make sure that you get a good value for your money. She pays attention to all the details, will follow inspectors around to make sure she knows what issues are present, and she will negotiate on your behalf so that you will be happy with your purchase. She doesn't just sell you any house, she will go out of her way to make sure that the house you purchase is exactly what you want and a good investment. I can't say enough good things about her.

ZillowVERIFIED Teresa was highly knowledgeable about the Lake Lanier market and gave great advice on pricing and staging the house. The house sold above any of the comps which was great. Seeing the house fully furnished also helped. Anytime an issue arose, Teresa was highly responsive including multiple visits to the lakehouse to meet with workmen, appraiser and the like. We locked ourselves out and she even volunteered to drive 30 minutes to let us in. Would recommend her in a heart beat.

ZillowVERIFIED Real estate is 50% art and 50% science, and most agents are good at either one or the other. However sometimes you find one that excels at both, and that is Teresa. Knowing how to list and sell is the art part. Obviously she's good at that. However, her real secret sauce is her logic skills. From analyzing the numbers, or solving the inevitable problems that always come up in any real estate transaction, to the challenging logistics of the final closing, Teresa gets a A+ in every category.

ZillowVERIFIED Teresa worked so hard for our family.. she worked day and night to find listings that would work for us. She encouraged us to look at all options, which is the reason we now have our beautiful home on Lake Lanier! She made the home buying process such a JOY. She was there every step of the way with updates and answering all questions we had. Teresa maintained great communication throughout the process and was extremely knowledgeable about the area we were seeking and Lake Lanier. We felt like Teresa went above and beyond for us and truly feel as if we have gained a great friend! We highly recommend her as an agent!

ZillowVERIFIED Teresa Smith impressed the four of us co-owners of our lake house. We had interviewed 3 other realtors and her persona impressed us so much, we hired her on the spot! She was delightful to work with, timely with the many steps in the process, even scheduled workers for us to help us present the house in a positive way. Her experience made the entire process go smoothly; her expertise to drop the price into a range in which the house attracted more buyers worked fairly quickly. I would highly recommend her, esp. for her knowledge for the Lake Lanier market.

ZillowVERIFIED I truly didn't know anything about anything when it came to buying and selling a home; I've never owned anything but a vehicle and school loans so, I really needed an education. Teresa came along as a referral when I was reeling from having three parents pass away, and by the time my stepmother passed, I'd been pretty overwhelmed with first time information and procedures. I really needed someone to take this particular first time and help me deal with, not only the sale of the estate but also, the reverse mortgage my parents had on the estate. Even Teresa encountered new territory during this process, but after eighteen years of experience in 'Lakefront' real estate, she chartered a new path and showed that even when she doesn't know, she'll find out and I never once regretted the decision to work with her. P.S. Happy endings all around.

ZillowVERIFIED Teresa is simply a delight to work with. We were out of town while the house was on the market and she took care of every detail. We had worked with her in the past, and she was so impressive that when it came time for us to list our lake house, we never considered using anyone but her. Whether you are buying or selling a house on Lake Lanier, you want Teresa as your agent.

ZillowVERIFIED Teresa Smith is amazing! Once we had my rental house renovated, with some suggestions from Teresa about current trends and what would sell, she sold my home in record time -- over listing price! Her guidance throughout the renovation process, her connections with reliable, trustworthy contractors and vendors, plus her knowledge of the marketplace made all the difference in the marketing and sale of the house. The house went on the market on a Thursday morning and we had three offers by mid-afternoon. By Friday midday, we had a contract that exceeded the asking price.Teresa made the process pleasant and painless. I've been recommending her to other friends who are selling and buying.
