1.  What advice would you give a buyer trying to purchase a home?

My first piece of advice is to think beyond the house itself. Start with the life you want to live.

When I work with buyers, I begin by understanding their lifestyle, daily routines, commute, type of community, and the environment where they'll feel most at home. Do you enjoy a vibrant neighborhood or peaceful surroundings? How important are nearby amenities, outdoor spaces, schools, or proximity to family or freeways? These details matter because where you live influences your quality of life every single day.

Once we understand what matters most, we explore the home itself: layout, features, heart of the home, outdoor living, budget, financing options, and long-term financial goals.

I also encourage buyers to explore every available path to homeownership. Traditional financing isn't always the best fit for someone's current circumstances, and understanding your options can open doors you may not have known existed.

Above all, choose an agent who listens, educates, and advocates for your best interests. Buying a home should be a thoughtful, informed decision that supports both the life you're living today and the future you're building.

2.  What advice would you give a seller trying to sell their home?

My advice is to prepare your home thoughtfully, price it intelligently, and choose an agent who understands how to establish its true market value.

Start by decluttering, depersonalizing, and presenting your home in a way that allows buyers to envision their own lives there. I also strongly recommend investing in a pre-listing home inspection. Identifying potential issues before buyers discover them gives you an opportunity to address concerns proactively and avoid surprises during negotiations.

Most importantly, price your home based on its market value, supported by comparable sales and objective data. If an agent promises you an unusually high selling price without compelling evidence to support it, ask questions. A knowledgeable Realtor should be able to demonstrate how they arrived at their recommended price.

As a Buyer's Agent, I routinely negotiate purchases 5–10% below asking price using detailed, appraiser-style, data-backed valuations that demonstrate what a property is actually worth. Sellers should understand that today's informed buyers and their agents can recognize when a home is overpriced.

Finally, remember that your home holds wonderful memories, but buyers are envisioning their own future. Thoughtful preparation, realistic pricing, and an experienced listing agent who advocates for your interests can make all the difference.

3.  What types of clients have you worked with?

I've had the privilege of working with a wonderfully diverse range of clients, from first-time homebuyers taking their first steps toward homeownership to experienced homeowners making significant lifestyle and financial transitions.

My clients include self-employed professionals navigating mortgage qualification challenges, homeowners relocating across state lines, luxury buyers upsizing to accommodate changing lifestyles, and financially sophisticated buyers exploring creative purchase strategies, including seller financing and lease-purchase opportunities.

Some of my most meaningful work involves helping individuals and families navigate major life transitions, including illness, divorce, job loss, and other unexpected circumstances that affect their housing decisions.

Each client's circumstances, priorities, and financial goals are unique. I take the time to understand the whole picture, explore opportunities they may not have considered, and develop a thoughtful strategy that supports both their immediate needs and long-term well-being.

Regardless of their price point or circumstances, every client receives the same level of empathy, respect, expertise, and unwavering advocacy.

4.  Describe a recent transaction you are fond of. How did it go?

One of my favorite recent transactions was helping Zach and Michelle find their family's forever home. What made this journey so special was everything that happened before we ever stepped foot inside a house.

Michelle was excited about purchasing a home, while Zach had understandable reservations. During our consultations, Jerry and I took the time to understand their individual concerns, lifestyle priorities, and long-term goals. Sometimes the most important part of representing buyers is helping them find common ground and move forward with confidence.

Once they were aligned, we toured just three homes. Interestingly, the one they chose didn't check every box on their original wish list, but it offered the lifestyle and future they envisioned for their family.

We negotiated an exceptional purchase price, navigated challenging inspections and renegotiations, and ultimately helped them close a full week ahead of schedule.

Michelle later wrote, "They fought for us, negotiated for us, and led us with confidence."

But what touched me most happened after closing. They sent us videos of their family, including their two young sons, walking into their new home for the first time. The joy on their faces was priceless.

Zach, who had initially been apprehensive, later wrote, "I wouldn't have anyone else in my corner than them."

After more than ten years since their last home purchase, this wonderful family was finally home.

For me, that's what real estate is all about: understanding the people, protecting their interests, and helping them build the life they envision. The keys are simply the beautiful ending to a much bigger story.

5.  How did you get started in Real Estate?

My journey into real estate was entirely unexpected. In fact, I never intended to become a Realtor!

Jerry was working at a large brokerage, spending much of his time training agents on real estate investing, which left little opportunity to meet with prospective clients. Meanwhile, I was transitioning out of a caregiving role for someone living with dementia, and Jerry needed a hand.

So, I stepped in.

Within two days, I had filled his calendar with an entire week's worth of buyer consultations. That's when I realized there was an opportunity to build something extraordinary.

I began developing the business from the ground up: the systems, business model, operational framework, website, marketing and outreach strategies, and a highly personalized consultation process designed to understand our clients' lives before we ever discussed houses.

What started as helping Jerry became a thriving business we built together, grounded in education, thoughtful strategy, and genuine advocacy for the families we serve.

Once everything was running like a well-oiled machine, I decided it was time to earn my real estate license. Then I earned another, becoming licensed in both North Carolina and Florida.

Looking back, I find it rather remarkable that a career I never planned became one of the most meaningful chapters of my life. I discovered that my passion for building businesses and my love of helping people could come together in a profession where I get to make a genuine difference in people's lives.

And I wouldn't change a thing.

6.  Do you have any special education or training that will benefit your clients?

My professional education includes certifications as a **Certified Business Development Agent, Certified Real Estate Marketer, Certified Listing Marketing Expert, and Certified Home Stager.** These disciplines give me a comprehensive understanding of real estate, from property valuation, strategic marketing, and buyer psychology to negotiation, business development, and the finer details that influence a successful transaction.

Perhaps my proudest professional accomplishment is creating and founding **WealthPath Agent Academy™**, an educational platform designed to teach real estate professionals how to serve an enormous, often overlooked segment of the housing market: families who aren't yet positioned to purchase through traditional mortgage financing.

I receive approximately three calls each week from agents seeking guidance on structuring lease-purchase transactions. While many agents are familiar with the concept, successfully navigating the complex financial, contractual, and operational components requires specialized knowledge and experience. I developed the Academy to give agents a comprehensive, repeatable framework for serving these buyers with confidence and competence.

According to the National Association of Home Builders' 2026 analysis, **52% of American households cannot afford a $300,000 home** under conventional affordability standards. That's approximately 70 million households facing a significant barrier to homeownership.

Helping address that challenge has become one of the most meaningful missions of my professional life.
