About Stephanie Meyer
With over 35 years of professional sales experience (which moved me 27 times before I was 45), I bring extensive expertise rescuing expired listings, relocation, and buying and selling homes, particularly in Florida's fast-paced market. I specialize in rescuing buyers from prior situations where they were not heard or overlooked. I win competitive bidding situations, and secure properties under list and appraised value while gaining seller credits for closing costs. On the listing side, I rescue owners from the "lower your price" agents and teams or companies that promise a "Cash Purchases" that falls way below the true market value of your home. I renew expired listings with targeting marketing, 3D tours, staging and professional pictures to get homes sold faster than other agents without having to resort to a fire sale price. I'm proactive so the listing doesn't sit on the market waiting for someone else to sell it for me. I earn every dollar you pay me. I don't let listings go stale. I bring the big marketing guns out to find you a buyer before your neighbor grabs them. If you need a cash offer, I have that option but I prefer to get you the most money possible when you don't have to settle for a cash offer "deal".
My connections with local lenders, inspectors, and agents help ensure smooth transactions on both sides.
I worked for Keller Williams in FL and a year in France and Belgium/Europe. I've worked at LPT Realty now since 2024.
I'm a (Lakeland) Central Florida native, a graduate of FSU, and have worked with high-profile organizations like the NFL's Tampa Bay Buccaneers, Clear Channel Communications and multiple Pharmaceutical Fortune 100 and 500 companies covering FL and the East Coast. I've lived in various locations, including multiple cities in Florida, Utah, New York City, and Belgium, giving me a deep understanding of diverse markets and buyer/seller needs.
I focus on timely, personalized communication, offering direct phone or video calls for clients, especially those out of state. My family is deeply involved in real estate-my parents are Realtors, and my brother is a mortgage broker-allowing me to offer expert advice on financing and credit repair, ensuring my clients get the best deals possible.
My specialties include residential homes, first-time homebuyer programs, VA and rescuing expired listings with real and virtual staging, 3D video, targeted marketing and a host of vendor connections.
I cover Multiple FL areas with a focus on Central FL . I've lived in Polk, Pinellas, Pasco, Hillsborough, Seminole and Orange counties so I'm more than just "local" agent. I have real knowledge of many counties and a strong network of agents extending across the U.S. and internationally, making me capable of assisting clients anywhere through direct or referral services.
In summary, my business is built on strong relationships, extensive experience, and a dedication to making your home buying or selling experience as smooth and successful as possible.

Answered Questions
The photographer owns the copyrightaEUR"even when the listing agent paid for the photos. The agent might have paid for them and because of that the photographer gives them copies of the pictures to use, through license permissions, rather than ownership. A written copyright transfer or a qualifying work-for-hire arrangement can change that. U.S. Copyright Office Here's how the roles break down: (Party) What they normally have (Photographer or photography co) Copyright ownership, unless it was transferred or another ownership arrangement applies. (Listing agent or brokerage) A license to use the photos under photography agreementaEUR"or ownership if copyright was expressly given (Homeowner) Owning the house does not automatically give you ownership or reuse rights to the photographs. (MLS) Rights to display and distribute the photos under its agreements. Uploading photos to MLS does not automatically make MLS their copyright owner. Expiration or firing the agent does not transfer the photo rights to the homeowner or the next agent. Whether an existing license continues after termination depends on its terms. Having the image files also does not, by itself, give someone permission to reuse them If the photographer retained copyright, obtain written permission from the photographer or photography company covering the homeowner and the new brokerage's intended use. There may be a new licensing fee.
The other things to remember when selling the home with items you want to leave are also things like above ground pools, sheds, spas, outdoor kitchen equipment that is not built in, plug in fireplaces and window AC units . Anything that can be taken away by the owner if they choose to take it apart or move it is considered personal property and is not something that the Loan will give value to. Pools and sheds are the tricky one. Appraisers can give some value at times depending how they are installed but in FL on the AS IS contract they are put as personal property that gives no value as are kitchen appliances. Also, " included at no additional costaEUR? doesn't automatically prevent an underwriting adjustment. Fannie Mae specifically identifies furniture and other giveaways as potential sales concessions, which can reduce the price used for loan-to-value calculations. That is different from merely giving them no appraisal value. I even had one lender's underwriter try to tell a buyer that the new fence the seller wanted to put up for the buyer before the sale was a potential inducement for sale, not taking to account it was to keep the cows on one side and the buyers front porch safe on the other. It might have been seen as an inducement in a purely residential neighborhood and if it was just a privacy fence but it was to keep cattle from roaming into the street and becoming a public hazard or from getting near the house and damaging the property. It is always smart to to put "extras" on a different document and not have the agents sign it.... just have buyer and seller agree. Best practice is to keep it out of agent conversations or agent signing programs so that it is not seen as part of the typical sales contract. Steph
