He was extremely helpful in providing us information about the various areas we were looking, provided us links and resources to the communities, and really focused on our needs and wants in a home and community. After providing us links to various listings for homes, he provided us video tours of the neighborhood and the entire home(s) we were interested in (about 40 minutes worth!) making it feel like we were right there with him viewing the home. He was extremely professional, personable, and upfront and honest about anything we had questions about or needed assistance with. He was punctual, completed all the necessary paperwork in a timely fashion, and thoroughly explained the procedures and timelines we would face when purchasing a home. Once we purchased our home, he provided links and resources to activities our children were interested in and various restaurants and events that take place in our neighborhood that he thought we would enjoy. He also provided names and resources for contractors and professionals we can contact to make renovations on our home. Ryan is an amazing realtor and goes above and beyond. Review Working with Ryan was great. While our sale was very smooth (he got us above asking after only one weekend of showing), there were some stresses a long the way, and he handled them all with expertise. Our first buyers backed out and Ryan had another offer for us the same day. When our appraisal came in low, Ryan noticed errors in the report, presented them and the appraisal was fixed. He has a background in contracting which was extremely helpful because he knew how to get anything fixed and arranged for the repairs himself. He managed everything, including lots of questions and emails from us, with patience and know how. Highly recommend.

Review I was referred to Ryan from family that utilized him for the sale of their townhouse and purchase of single family. Ryan not only sold my townhouse and but assisted with my purchase of a single family. He was knowledgeable on how to stage the townhouse. The photos came out amazing and brought people in the door. Appointments were scheduled during the coming soon phase. I received numerous offers the first weekend on the market and for over asking; I was under contract within 2 days. As for the buying side of the house, Ryan did a great job identifying options that fit my needs and interest. He was able to secure a contract on the house I bought despite others offers being made. Settlement was easy as the title company (Ravens) was on point and organized. Ryan followed up on the weeks post settlement to ensure any outstanding requirements were completed. Ryan helped us navigate through a very difficult period, and I can't recommend him enough. This review is written late, but it absolutely needed to be written. I contacted Ryan last October (2022) when my fiancA(C)e and I were planning our move from Maryland to New York. After our first meeting, I knew I wanted Ryan to sell my home. He's very knowledgeable, kind, and gave great advice for preparing my home for sale. His experience became even more valuable, and I observed just how committed he is to his clients when the first buyer of my home backed out of the deal 3 days before the final sale. That was a very nerve-wracking time for us because we couldn't purchase the new home we had our hearts set on if our place in Maryland didn't sell. Ryan didn't sit and wait for things to happen; he made things happen. I don't think I can adequately describe how thankful we were that Ryan was in our corner. He answered all my questions at ALL hours of the day/night and kept me informed as soon as he had information. He never once made me feel like I wasn't a priority. He placed my home back on the market, and within two days, we had another buyer and an even better deal than the first time. Review Ryan helped us buy our first home in July of 2020. Ryan's extensive experience and expertise helped us navigate a real estate market that was greatly impacted by COVID and the early stages of the booming real estate market that has only gotten more competitive since. I called Ryan when we were ready to begin working with an agent based on so many stellar reviews from various real estate websites. He not only called me back within a couple of hours, he was showing us homes almost immediately. He took the time to get to know us and what we were looking for in a home. COVID had already impacted inventory and Ryan always tried his best to schedule a showing as soon as we were available. While we weren't able to view every house before it sold, we had the chance to view many. At every showing Ryan let us lead, but was always looking out for a sound house (newer hot water heater and HVAC, avoiding houses that appeared to have water issues, etc.) which made us feel more confident in our decisions. Our second offer was accepted and Ryan and his transaction coordinator, Randi, worked with us every step of the way. The selling agent was very difficult to deal with and Ryan was excellent in navigating the issues and put in a great deal of time making extra phone calls to make sure everything worked out well for us. At tax time several months after closing, Ryan and his team even reached out to make sure we had some of the necessary documentation. If we decide to sell somewhere down the road Ryan will be the first person we call.

Review Ryan Breeden is the most amazing real estate agent I have ever met. He vastly exceeded my expectations and went far above and beyond any measure of professional performance to sell my house. I had a special case; my mother passed away and I became the owner of her house. Unfortunately, the house required a lot of work and I needed a strong agent to guide me in the sale process. It was already a difficult time for my family, and we were facing a huge challenge trying to sell the house. This challenge was further exacerbated by the fact I lived over 1000 miles away and had my own family and job to worry about. Fortunately, I found Ryan. He made great recommendations on what to repair and update, and he also had a ready rolodex with outstanding contractors that I hired to do the work. He was always accessible and got back to me quickly throughout the entire process and constantly checked up on the contractors work. For example, when we found major structural issues, he calmly jumped in and found structural engineers to remedy what I thought was going to be a huge investment. Thankfully, with his help, it was manageable, and the work went quickly. Honestly, he acted as talented general contractor throughout the process and that was a tremendous relief. At times, it felt like I would never get to the point where we could put the house on the market, but every time we had a problem Ryan had a good answer and strategy. In addition, his office support made the paperwork easy and they were always ready to help. When we wrapped up the repairs and clean-up and it was ready for sale, Ryan again was outstanding. He made a great recommendation on the selling price and we had 11 offers within the first two days. In the end, we sold the house for $25,000 over asking and $115,000 over the original aEURoeas isaEUR? value three days after putting it on the market. I could not have been happier with the process, Ryan Breedens performance from start to finish was exceptional in every way. Communication is very important to me and Ryan always kept me informed of updates during the process. Review When we decided it was time to sell our townhouse and look for a larger, single family home, we had a lot of anxiety and stress about the process. Luckily a friend recommended Ryan Breeden. He was absolutely amazing. He made recommendations for cosmetic improvements to our townhouse that we could easily do to make it more desirable to potential buyers. Our townhouse was only two bedroom, so we assumed it would take longer to sell in a market with a lot of inventory. Review I lucked out and was assigned Ryan as my realtor after submitting a web form online. I've now used him to buy 2 homes and sell a home and I couldn't recommend him more!I've seen friends have little success with many Realtors and decide that they're unnecessary or no different from one another. Ryan is proof that this isn't true. When buying he has a knack for getting to the meat of what you need and what you're willing to compromise on. He has a good feel for when you're motivated to house hunt and when you're feeling frustrated because what you're looking for hasn't hit the market yet. He doesn't push when you need to take a step back, and doesn't hesitate to devote full energy to the hunt when you're determined. He's very knowledgeable on home updates, maintenance needs, pricing, and red flags. He went above and beyond with research on any question I asked him by answering the question and also doing the research to answer any tangentially related questions I didn't think to ask yet.As a seller's agent, his work ethic is no different. He's happy to see your home early and give tips for staging and preparing the house to sell so that it's perfectly situated to sell quickly once it's on the market. He has a good grasp of the seller's budget to prepare the house and doesn't expect miracles out of the seller.All of the above contributes to a smooth buying and selling experience, but where Ryan really excels is in negotiations. He does thorough research to find the fair market value of a house, and he encourages buyers to push for a better price. He knows the contract inside and out and never lets something slip, and knows when to stay quiet and when to push back. When we sold we sold within 5k of list price. When we bought we were able to buy for 20k under list price (which Ryan believed was fair market value). He encouraged us to keep negotiating and fought harder than one could ever hope for to save us money and hassle.Every time I've worked with him I've walked away feeling like he earned his commissions and then some. I've referred him to at least 3 friends who are now just as enthusiastic about Ryan as I am.

Review We have purchased 3 homes over the past 40 years and each time it seems that our agent forgot something or something went wrong in the process of purchasing the home or there was an issue at settlement...until we purchased a property through Ryan Breeden from Long and Foster Real Estate in Columbia, Md. In our first visit with Ryan he assured us he would be available to show us as many homes as we wanted to see and had a list ready for us.The one thing that impressed me the most about Ryan was, he never said anything negative about a property that we looked at. He always made positive comments about a particular room or some way we could make a change to the property.There was one property that we were interested in and I noticed a small spring behind the house. He suggested we wait on putting in a bid so he could check on the flood plain in the area. It turned out that it was a major flood plain and we would need extra insurance. Needless to say we decided against putting a bid on the property and instead put a bid in for another property.Ryan guided us through the negotiation process and did the comps in the area to ensure we got the best price for the property. We did get the property and just love it. During settlement Ryan was ready with all the important papers and our settlement went smoothly without any issues at all.I would highly recommend using Ryan Breeden as a Real Estate Agent. Ryan stayed on top of all new listings that became available that we would be interested in and shared them with us immediately. He always made himself available to take us out to see houses and would always find answers to questions that we had. He was always punctual and never rushed us. When we decided to purchase a home that hadn't been built yet, Ryan made himself available to come to our home gallery meetings and every meeting with the builders. Even after we purchased our home he was always present for walk throughs, meetings, and contacted the builders on our behalf to make sure everything was being handled appropriately. Review I found Ryan to be one of the best agents I've ever met and I have lived all over the country. His knowledge and professionalism were outstanding. His area expertise of Howard County and Anne Arundel in particular was very helpful in narrowing down the searches to avoid wasting unnecessary time. One example of this was I had mentioned a house I was interested in looking at and when I told him over the phone the location he said that there were power lines nearby. I was stunned that he just knew that from the street that I gave him. While I was looking for a home I had 1 1/2 year old twin girls, so needless to say my time was limited and I didn't want to spend it looking at places that I wouldn't be interested in. He was very accommodating to my schedule and my children's nap time and feeding. They often were with me when we looked and Ryan's patience and sense of humor put me at ease and helped make the time go by as smoothly as possible.Additionally, the builder that I was buying my home from was extremely difficult to say the least and Ryan went to bat for me, trying to remain as professional as possible when dealing with such a difficult person. He got me everything I wanted and bared the brunt of all the problems. Trust me, there were times I just wanted to take the phone from Ryan and yell at the builder.Lastly, because my home didn't come with a mailbox on the street corner, Ryan was kind enough to allow me to pick one out and he actually went to Home Depot and bought it, the supplies, including cement, and put in my mailbox and post. He did an excellent job and it's still standing straight after three years.I strongly recommend Ryan for all your real estate needs, you won't be disappointed!

Review Amazing is an understatement! Ryan showed us about 10 different houses and in each one he helped us look for things we would've otherwise missed as first time home buyers. He showed us how to check for mold, looked at the plumbing and checked the electric in each of the houses we looked at. As we visited homes Ryan really honed in on what we wanted and what would be deal breakers for us. Ryan was on the hunt for us. He knew what we wanted and we really felt like he wasn't going to let us settle for something that wasn't just right. We enlisted his help in August 2012 and were working against the clock because the lease at the apartment we were renting was ending in October. Ryan worked with our schedules to show us homes on the weekends and at night. He never made us feel rushed. Thanks to Ryan we found the perfect home for us at the end of September. However, as first time home buyers that was only the tip of the iceberg. There was still, writing the offer, getting the home inspected, and settlement. Ryan was there each step of the way to guide us through an otherwise overwhelming process. Ryan met with us late one night to write the offer because my husband and I were so eager to get the house we wanted to get it to the seller ASAP. He offered us advice and made sure we were comfortable with each step of the process. We even met at his kitchen table one night to sign a lead-paint addendum the seller had added at the last minute. Our experience working with Ryan could not have been better. He is accessible to his clients and really wants the best for them! We are so thankful we found him when we did. We settled on October 26th, 4 days before our lease was up!

Review Ryan might be the best service provider I've hired via Angie's List. My husband and I interviewed 5 agents and went with Ryan partly because he charged a lower commission, and partly because he thought he could get us a better price than the other agents. And he delivered - we ended up with multiple offers to buy at a price that was 10%+ higher than even the most optimistic figure from the other agents. Wow! He also met with the appraiser to make a strong case for the property appraising at that value. When the buyer's financing hit a rather serious snag, Ryan kept close tabs on the situation and gave us daily and sometimes hourly updates. It got pretty hellish at some points (due to the other agent, broker, and lender), but he made it as easy as possible and really made me appreciate the fact that we had a star player on our side.For the purchase, he was extraordinarily patient with our long and evolving list of must-haves and nitpicks and showed great judgment in the types of properties he showed us. He was flexible about meeting us for showings and pointed out all kinds of things that we would never have noticed about the properties we toured. In the end, we decided to make an offer on a house we saw early in the search. It had about 95% of what we wanted, and as a courtesy, Ryan was able to get us estimates for some of the upgrades we wanted to make. (He has a background as a contractor and knew the approximate costs and work involved for various kinds of repairs or upgrades, which was quite useful as we toured houses and imagined what we would need to do.) He's an expert negotiator and helped us get the final price down by about $30,000(!) When the seller and her agent caused another last-minute snag, he gave us good advice for handling the situation and kept the pressure on the seller/agent to rectify the problems they had caused. He kept working and updating us even when away on vacation or otherwise traveling.In short, you are making a huge mistake if you don't hire Ryan for your house sale or purchase. There are many bad agents out there, so it's worthwhile to do your research and hire the very best. Ryan is hard-working, flexible, professional, knows the business inside and out....you can't go wrong!

Ryan's attention to detail, sense of urgency and his commitment to get us the best deal was over the top. Buying a house is a significant investment and it's absolutely imperative that you have someone like Ryan that can level set with you on the realities when purchasing a home. Also, it was great to have someone on your side that is fighting for you to maximize every detail to your advantage so that you're getting the absolute best deal you can get. His experience in the real estate market really showed and we will definitely use him again if we ever have to buy a house.

Review I have been using Ryan since 2005. Since then I have bought 3 houses and every time he was reliable and resourceful. I wouldn't say I'm picky but I definitely know what I like and he never once made me feel like I was a hassle to him. I was working with limited time and looked at quite a few houses before finding the one I'm in now but Ryan was very patient and helpful in finding just what I was looking for. He also helped me out with my rental property, which was the first house I bought from him. Ryan is an honest, fair and down-to-earth guy so if you want a friendly, sincere and straight-forward experience I highly recommend using him. I have for the past 11 years and will continue to use and refer him to all my friends and family. You wont be disappointed and you probably wont want to use anyone else after that. Review Ryan was recommended to us through our close friends. We couldn't have found a better realtor! We looked for a single family home for two years without success prior to meeting Ryan. We described our wish list and Ryan showed us listings very close to what we wanted. He thoroughly researched recent sales in the area and also viewed the houses in person to better gauge an offer price. Ryan came prepared to viewings with detailed print outs. Ryan was our advocate! He worked with us determine an offer price. Unlike other realtors we worked with, Ryan recommended prices instead of leaving that completely to our discretion. With low interest rates and the Fed about to raise rates, it was a seller's market. Unfortunately, we were out-bid on all the houses we were interested in. We decided to purchase a new build home instead. Ryan's previous experience with new builds was instrumental in our purchase. He was our gateway in communications with the builder. Even with a new home, Ryan recommended options that increased the home value and negotiated the purchase price on our behalf. During construction Ryan attended key meetings. Down to the wire, our mortgage broker nearly missed our settlement date because he did not arrange a home inspection. Ryan stepped in and called the builder and inspection company.Even after moving, Ryan checked in to see how things were going. He is the BEST realtor a buyer can have! We highly recommend him!!
