ZillowVERIFIED Rod Appleton has the outward appearance of a normal human, but when he gets down to business, he exhibits characteristics of a miracle worker. I needed to sell a fairly low-end property with some pretty prominent drawbacks. Rod not only advised me how to proceed to best advantage, in very short order he produced buyers willing (eager!) to overlook those drawbacks. Less than 10 days before closing, a negative mold report put closing in jeopardy. I immediately had the place mold-treated, but despaired of getting a re-test back in time (normally a 6-day turnaround). Rod somehow produced an expert who re-tested the day after the place was treated, and the report somehow was available in 24 hours after the test. During this entire process, Rod never lost his cool, always kept a positive outlook, and was unfailingly courteous and respectful to me and the buyers. My property was sold before it ever made it to the MLS. I submit that if Rod did not have some type of "super powers," this sale would never have happened. Needless to say, if you need an excellent real estate agent in western Loudoun County VA, I highly recommend Rod Appleton.

ZillowVERIFIED Rod is far and away one of the best people on the planet. It's to our great benefit that he is also a top-notch realtor. We presented him with some unique family needs that made our situation challenging, a home on the low end of the market, and limited money and energy to get things up to par for the sale . From the first meeting, he made us feel completely comfortable, and gauged our limits along the way - gently suggesting improvements but never pressuring. He handled the inevitable glitches (on our end - old home!) with calm and solid advice. He sold the house in 48 hours, and guided the sometimes-challenging inspection process to an on-time end . He also helped us through the simultaneous purchase, one county away, all the while helping me track the voluminous paperwork, contractors, inspections, etc. Start to finish, from first interview through sale and purchase, we spent an intensive 3 months with Rod and never once had any doubt about his integrity, savvy, or advice. ZillowVERIFIED We found Rod Appleton to be very personable and approachable. It was important to us that a Realtor be readily available via phone, email, and text messages, and Rod didn't disappoint. He uses technology to his advantage, and pays attention to the small details like using professional photographers for staging photos. Due to having to relocate with only six weeks notice, we had very little time to prep the home for sale (including getting various items repaired as part of the process). Rod helped make it as smooth of a transition for us as possible, coordinating and scheduling handyman estimates and supervising the work while we were gone. His experience and meticulous research allowed our home to receive multiple offers within a week of listing during sub-freezing temps and snow storms in late February. We wound up accepting a full price offer thanks to Rod's advice!
