Review I really enjoyed working with Patrick - I first came to him with a rough timeline of about a month to buy a home. He helped provide energy and motivation to keep looking week over week. We visited around 30 houses over a short stretch of time and Patrick was pretty flexible moving around his schedule to meet mine. Review My wife and I worked with Rain Town Realty (specifically Robert Ott and Mandy Franklin) as our buyer agents, and unfortunately our experience was extremely disappointing from start to finish. We started off with Mandy, and she seemed very nice and everything at first, but to be honest about it, she really did not back us well enough as buyers. From the jump, the purchase contract with the builder just seemed way too rushed, poorly negotiated, and contained almost no protections for us as buyers. Instead of advocating for us, our agents pushed paperwork through with minimal explanation and almost no stipulations in our favor. My wife ended up fighting harder than our own agents to get important things on there and documented (something that should never fall on the buyer). Through the process, there was way too much reliance on verbal communication, something my wife really just didn't appreciate in a new-construction transaction. We think looking back, that very important details were not documented right and we were repeatedly left out of the loop with a lot of things. Many times we had to chase updates that should have been taken care of by them a little more proactively (and maybe more honestly, too). Then came our inspection, which did unfortunately uncover a few major issues, especially some mold in the attic (this is a new 2026 construction, btw), we expected our agents to step up and advocate for us. Instead, the senior agent, Robert Ott, came into the mix and he honestly got confrontational and unprofessional. I didn't appreciate his tone from the beginning. He kept things professional at first, but he was honestly very condescending to us (and we are customers who were just asking relevant questions about our purchase/home). The guy escalated tension rather than helping resolve the problems. At a time when we needed clear guidance and strong representation as buyers, we ended up with the opposite. My wife was understandably pretty frustrated as a customer, but she did try to stay professional through the situation, despite being treated dismissively at times and having to manage tasks that our agents should've handled. W just felt poorly represented, poorly communicated with, and poorly supported. I'd recommend going somewhere else if you can based on our experience, and I strongly encourage future buyers to look for agents who will actually advocate for them, document everything, and communicate professionally. I understand a lot of realtors may say they do that, but there are some that are just really good at backing that talk up with action too, and that's who you hope to find. These guys just aren't it.

Review Although market conditions werent optimal, I decided I needed to sell my unique home of 40 years on 2 acres since I had relocated 120 miles away from it with two mountain passes to traverse to visit the property. Maintenance from that distance became too difficult and stressful so my goal was to sell before the upcoming winter. I had three neighbors express interest in the property so thought I might not need an agent; I had an appraiser with 28 years experience provide an assessment. The interested neighbors were no longer interested since that appraisal number was my asking price. Now I needed an agent and I selected Robert Ott from RainTown Realty who was referred to me by a respected professional acquaintance. I met with Robert Ott and Clint Rogers on site and I was impressed with their team approach. I explained my goals and they made recommendations to address small maintenance issues and stage the house and they assured me they would coordinate all the activities which was a relief given my travel distance. When Robert would say aEURoethat looks like something to deal withaEUR? it caught my attention since I knew he was speaking from the perception of a potential buyer who may be turned away by the issue. Since I decided that Robert and Clint were on my team I let them be the experts and let them take the reins. Amazingly within two weeks they had coordinated and completed all the activities including the septic/drainfield inspections! I was also amazed at the cost-effective results; the house and pictures looked incredible! At this point they listed the property and after three days the house was under contract for above the listing price! Clint and Roberts communication during the entire process was constant and completely put me at ease. I recommend both Robert and Clint as agents 100% and encourage any seller to team up with these experts and follow their lead for a successful sales experience!

Review Hannah is worth her weight in gold. Her actions transformed us from skeptics about realtors to firm believers. Initially we were not too sure about the role of a buyers agent and were thinking of going with the agent assigned by online-realtor agency which was giving a refund of 2,000$ so this sounded like a good proposition. Moreover, we had been to many open houses ourselves, and had almost made up our mind on a specific house and believed that the agents role would be minimal. However based on some colleagues recommendations, and after talking to Hannah whilst viewing some properties, we felt she was very knowledgeable and we made a decision to go with Hannah. This was one of the best decisions we made during our house-hunting process. The entire home buying process was an absolute emotional roller-coaster as we backed out of 2 properties and got involved in an earnest money dispute before eventually closing. Hannah stood with us the whole way through. We asked countless questions to her at all times of the day and oscillated in our decision-making. However she was extremely patient with us and provided us with as much help as possible. There is a lot which happens in-between falling in love with a beautifully staged home and signing the final papers. There is a lot of paperwork that needs to be filled out and Hannah was extremely thorough in ensuring everything was filled correctly so that there would be minimal work on our part. We were determined to be very thorough with every step of the process. Hannah never chastised us for asking unnecessary questions, going back-and-forth and reconfirming same thing multiple times. She answered every question in enough detail and only proceeded when all of our concerns were resolved. This included queries regarding the listing, CC&Rs and general questions regarding all the legal forms we were signing. Hannah made sure we knew the risks of any decision we were making (such as waiving contingencies, adding contingencies, low-balling) and explained the papers in extreme depth but never pushed us in any specific direction. She was very clear I dont have to live here, you guys have to so I cant influence your decision and we appreciate her for that so much now. Hannah continued replying to our questions as well as filing paperwork for getting into contract even when she was on vacation. She usually takes Wednesdays off, but when we needed her to be there for an inspection on a Wednesday she forsook her vacation time to make sure that the inspection was done on time. For one property, we requested multiple inspections and Hannah made sure to be there every time. On the one occasion she couldnt be there for an inspection, she arranged a co-worker to fill-in for her and made sure our inspection went ahead on schedule. The lowest point of our house-hunting process was when the builder who we were in contract with refused to return our earnest money, despite us backing out within contingency period. At this point, Hannah and her designated broker Robert Ott picked up the dispute with the sellers agent based on their personal contacts, and that helped to move things along. We still needed to hire our own lawyer, but the pressure created by Hannah & Robert on the sellers agent played a role in encouraging the builder to return most of our earnest. Hannahs support throughout the house hunting process was amazing, as every time we opted out of a property and started from scratch in what seemed like a never-ending process, she was willing to go through it all again and made it clear that we shouldnt be making our decisions based on our concern of inconveniencing her. We shifted multiple locations for home viewing, and she made sure to take time out and view all of the private tours with us and give valuable insights. She came thoroughly prepared to every viewing, having contacted the sellers agent already about any info not publicly available and with a print-out specifying details. We looked a lot in North Seattle, then little bit in Lynnwood and finally settled in Issaquah. She had a good knowledge of all of these areas and knew of the pockets to avoid which was impressive. Not only that, she has been able to provide us with a wide-array of contacts even after closing such as cleaning, re-keying and moving contacts. She has also continued to help us with post-closing questions. Overall we have been extremely satisfied to have Hannah as our buyers agent, and if youre a first-time buyer Id recommend her strongly.
