He helped provide energy and motivation to keep looking week over week. We visited around 30 houses over a short stretch of time and Patrick was pretty flexible moving around his schedule to meet mine. Patrick is super responsive and will fight for you in contract negotiations. He notices small things and makes sure to bring them to your attention. Overall it felt like I didnt have to worry as much about the small details during the buying process.

ZillowVERIFIED My wife and I worked with Rain Town Realty (specifically Robert Ott and Mandy Franklin) as our buyer agents, and unfortunately our experience was extremely disappointing from start to finish. We started off with Mandy, and she seemed very nice and everything at first, but to be honest about it, she really did not back us well enough as buyers. From the jump, the purchase contract with the builder just seemed way too rushed, poorly negotiated, and contained almost no protections for us as buyers. Instead of advocating for us, our agents pushed paperwork through with minimal explanation and almost no stipulations in our favor. My wife ended up fighting harder than our own agents to get important things on there and documented (something that should never fall on the buyer). Through the process, there was way too much reliance on verbal communication, something my wife really just didn't appreciate in a new-construction transaction. We think looking back, that very important details were not documented right and we were repeatedly left out of the loop with a lot of things. Many times we had to chase updates that should have been taken care of by them a little more proactively (and maybe more honestly, too). Then came our inspection, which did unfortunately uncover a few major issues, especially some mold in the attic (this is a new 2026 construction, btw), we expected our agents to step up and advocate for us. Instead, the senior agent, Robert Ott, came into the mix and he honestly got confrontational and unprofessional. I didn't appreciate his tone from the beginning. He kept things professional at first, but he was honestly very condescending to us (and we are customers who were just asking relevant questions about our purchase/home). The guy escalated tension rather than helping resolve the problems. At a time when we needed clear guidance and strong representation as buyers, we ended up with the opposite. My wife was understandably pretty frustrated as a customer, but she did try to stay professional through the situation, despite being treated dismissively at times and having to manage tasks that our agents should've handled. W just felt poorly represented, poorly communicated with, and poorly supported. I'd recommend going somewhere else if you can based on our experience, and I strongly encourage future buyers to look for agents who will actually advocate for them, document everything, and communicate professionally. I understand a lot of realtors may say they do that, but there are some that are just really good at backing that talk up with action too, and that's who you hope to find. These guys just aren't it.

ZillowVERIFIED Although market conditions werent optimal, I decided I needed to sell my unique home of 40 years on 2 acres since I had relocated 120 miles away from it with two mountain passes to traverse to visit the property. Maintenance from that distance became too difficult and stressful so my goal was to sell before the upcoming winter. I had three neighbors express interest in the property so thought I might not need an agent; I had an appraiser with 28 years experience provide an assessment. The interested neighbors were no longer interested since that appraisal number was my asking price. Now I needed an agent and I selected Robert Ott from RainTown Realty who was referred to me by a respected professional acquaintance. I met with Robert Ott and Clint Rogers on site and I was impressed with their team approach. I explained my goals and they made recommendations to address small maintenance issues and stage the house and they assured me they would coordinate all the activities which was a relief given my travel distance. When Robert would say aEURoethat looks like something to deal withaEUR? it caught my attention since I knew he was speaking from the perception of a potential buyer who may be turned away by the issue. Since I decided that Robert and Clint were on my team I let them be the experts and let them take the reins. Amazingly within two weeks they had coordinated and completed all the activities including the septic/drainfield inspections! I was also amazed at the cost-effective results; the house and pictures looked incredible! At this point they listed the property and after three days the house was under contract for above the listing price! Clint and Roberts communication during the entire process was constant and completely put me at ease. I recommend both Robert and Clint as agents 100% and encourage any seller to team up with these experts and follow their lead for a successful sales experience!
