ZillowVERIFIED To sum up our experience with Rick OConnor and ROC management, should be avoided if renting low income. Our privacy as tenants was not respected. Felt disrespected as tenants and treated poorly from last minute maintenance calls, to threats of charging late fees or entering and trying to enter our unit on short notice. We have small children and this was very inconvenient. Washer and dryer did not work in the building and were not maintained by property owner (Rick) in our two years living in his unit. We were happy a first with our tenancy but this did not last. We were unfairly charged for repairs needed before our move in upon exit from our lease. I believe Rick did not like us and as such decided to charge as many fees and charge as high of price as possible for handyman work he does himself. 150 to caulk a bathroom (a ten minute job we watched him do ourselves) 350 for not finishing a cleaning list (a single room left with a few tasks to complete) 250 to clean a stove. Astronomical rates considering Rick is not a private contractor/handyman and does not hire a cleaning service of professionals for new tenants. Would not recommend business with him.

Probably the worst experience i have ever had with a reality agent. I am selling a second house in the next 2 years and would not even consider using his team. I will go out of my way to tell all my neighbors not to use him or his team. After almost a 5 hr closing and almost no communication through the selling process numerous mistakes from the beginning of the process not even a follow up call. A true snake charmer. We sold our home in under two weeks for our full asking price. During the process, we received online requests for showing and resulting showing reports. When there were some minor repair requests from the buyer, Rick was able to provide names of vendors that we could use for the repair if we wished. We had a good experience with Rick and his group, and plan to use his service again with another property.

ZillowVERIFIED Rick is one of the best realtors that we've ever worked with. He knows every aspect of the real estate market. Prior to Rick, our house sat on the market with a different realtor for about 6 months with hardly any viewings. Rick suggested a couple easy/inexpensive upgrades that greatly increased our home value and got us multiple bids for over the asking price within the first 60 days! Rick did a great job throughout the entire process from helping stage, photograph and market the house to negotiating the final sale. Rick had ideas of where the market was heading 3-4 months ahead of what other realtors were saying, which helped us price the property correctly. Other realtors seemed to follow the market instead of being ahead of it (which is probably why some of the other realtors we interviewed had houses on the market for a long time with no results). We also greatly appreciated Rick's entire staff who was helpful with every aspect of the house sale and helped make everything stress free. In fact, I've never seen such an extensive supporting staff from any other realtor we've ever worked with. Rick and his staff even helped us hire a professional handyman, that he knew, when we needed an emergency repair done when we were out of town, which totally saved the day! We can't thank Rick and his staff enough!

Their professionalism, trustworthiness, and true caring was demonstrated consistently throughout the process. One of the major reasons we chose Rick as the agent to sell our vacant home was his property management company. We were assured that his property manager would conduct an extensive weekly on-site inspection and take pictures. Since we had relocated to AZ this really put our mind at ease! Plus this service was included at no additional cost with the commission beingthe same as two other agents we interviewed for the contract.During a storm and power outage in the neighborhood Rick personally came out immediately to check and notify us that power was back on and all was good! This is but one example of many that demonstrated his efforts to go above and beyond!Kudos to Samatha the best marketing assistant who was always in touch to help with the important online marketing of our home. Another assistant, Pam,too was always accessible to pleasantly help answer questions and follow through on all our requests. Our sincere appreciation goes to Kim, the listing assistant who was always there for us and incredibly efficient/detail oriented. I typically find that most people put in the minimum amount of effort required to barely get by. I am used to being disappointed.I have purchased and sold three homes with a previous realtor. This time my home was a short sale. We had two offers that went on for months and then right before closing, through no fault of the realtors, the bank or HUD decided not to accept the offer. This went on for over two years. Most realtors would've bailed or worse treated me as a lame duck customer. Even when I had given up hope the Rick O'Connor group kept their chin up.
