ZillowVERIFIED He helped me sell my dad's home. Both of my parents died in different states in the same week and I was in shock. It was very hard to think and deal with selling the house. I did contact a person that does those investor sales but I did not know if this is someone I could trust. I felt better working with an agent who specializes in probate sales. He was very helpful and direct in his communication. He did not talk down to me or make me feel like I was dumb for not understanding real estate stuff. I have never bought nor sold a home before so this was very new to me. I really appreciate his help and am very glad I picked him to sell my deceased dad's home in Texas! He did things like change locks and help sell my dad's car etc which I was not sure how to from another state.

He was very responsive and provided a weekly update on items to be addressed and those completed. I do not live near where the property was located and had complete confidence in Richard keeping an eye on the home and and its security. He had an ample supply of contacts to use in making repairs and made the arrangements to have the repairs completed. He provided good comps in arriving at a sales price and best options for marketing the home. It sold in less than 48 hours at the list price! Therefore, I needed someone who could help me manage and navigate the ongoing maintenance and preparation of the property for sale without my physical presence. Richard was there for me, not just to put a sign in the yard and wait to collect his realtor's fee; he was there to guide, support, and lend a hand when necessary. His expertise in the areas of past, current, and future real estate markets was invaluable in guiding me through the listing and negotiating process involved with the sale of the home. His own personal experiences in dealing with the estate property of his father and the estate properties for other individuals who had suffered the loss of a loved one, gave him a unique perspective of understanding the emotional side of selling family property, as well as the legal, business, and family entanglements that are common in settling such estates. This perspective allowed him to provide support well beyond what you might expect from a typical realtor. Finally, he was always willing to stop by the home to perform errands and other work I was incapable of doing because I was on the other side of the state; things like repairing a lock, moving trash cans to the curb, opening the home for repair personnel or estate sale workers, adjusting air/heating settings to save energy, report on maintenance issues, and much more. Richard made a stressful process MUCH LESS stressful. I interviewed two other realtors, both of whom had been recommended to me by friends, but I chose Richard, because it was clear he was sincere, knowledgeable, and loved that part of his job that involved helping others. I only came to know Richard through a "boiler plate" mailing he sent to me. I tend to throw those pieces of unsolicited mailings into the trash, but his letter expressed a sincerity and humanity that resonated with me, and after speaking with him on the phone, it became clear that he was far and away the best professional for me. If you have made it this far in my review, you can tell that I rate Richard quite highly, not only as a professional, but as a human being. I can only give him a FIVE in this rating system, but I'd give him a 10++ if I could. I've worked with and am personally acquainted with many other realtors, but there are very few like Richard. I cannot rate him highly enough and one would be seriously challenged to find a better realtor. THANK YOU, Richard!

ZillowVERIFIED I can not even start to say how helpful Richard was during our home buying process. We were moving states away and unable to view homes in person. Richard started the process asking what features and style of a home we wanted. He then sifted through all the listings and sent us a prioritized list of homes along with links and pictures. Once we picked a few we liked he would go and video walk through each home giving descriptions of each room. As the search went on he gained more insight into our style and personal preferences, thus allowing him to gauge whether or not we would like a space. In this he was spot on, he was able to find us a home that we absolutely love. Richard was always there to answer our calls from early in the morning till late in the evening.
