It's difficult to get everything you need in one realtor and Cathy and Todd's strengths play off each other to provide the complete package. It's a little daunting to think of paying $50k or more to a realtor to sell your home, especially when I didn't have a great opinion on realtors in general, but Cathy and Todd more than earned their commission. They came in with ecomically priced contrators and advice on which improvements & repairs would give me the best bang for the buck. And once I had decided which fixtures to upgrade, Cathy provided a list of economical options with links where I could by them. After listing I was out of town for a bit and Todd or Cathy stopped by almost every day just to keep an eye on things. Todd is the numbers guy and sat down to review a detailed appraisal ibefore proposing a listing price. Once listed we had more than 30 showings the first weekend and 5 offers by Monday - all at asking or above. If you're selling in Sandy Springs you'd be nuts to list with anyone else.

ZillowVERIFIED Todd and Cathy have been our realtors since 2009, and have helped us sell our previous home, buy our current home, and buy and sell the house we purchased for a daughter while she was attending college. Todd told us what we needed to do to sell our house in the terrible buyer's market in 2009/2010, and we got our offer the morning it went on the market! In 2010 he navigated a complex builder / bank repo situation with another buyer already in the process to help us get a great price on our current house. During the scorching hot seller's market of late 2020, in less than 24 hours he assessed the house my daughter found (the day it went on the market) and agreed it was a good house condition-wise, and then went to the seller and their realtor to figure out what it would take to win the raging bidding war. He told us the amount and terms we should offer and we won among over 20 offers including quite a few verified cash offers! Afterward we found out our offer was tied with another, but the seller chose ours due to Todd's advocacy. Then when it came time late last year to prepare it for sale, Todd told me what needed to be done to get the best price. Of course by this time he'd proven himself over and over again so I gave him carte blanche over the prep work. He did all the legwork bidding and managing the contractors for me, only asking for my decisions along the way. And when it was time to sell we had 17 offers the first weekend, including two cash offers nearly 10% higher than the listing price! I have never seen nor heard of a realtor like Todd. We worked them to purchase our second home, and it quickly became clear we made a massive mistake not using them when we purchased our original home. Todd and Cathy are excellent negotiators (and being an attorney, I've seen more than most). They're hard nosed but fair with their counterparts, and will give you candid advice and otherwise lead you in the right direction - all qualities that you look in a fantastic counselor. I'm confident that we received the very best price we could get for our Dunwoody home, and appreciated their attention to detail in that every leverage point was examined, and all steps of the process were expertly evaluated. With respect to the actual paperwork, I've never been part of a smoother transaction. Each step of the way, Todd and Cathy had a plan and otherwise stepped in to execute that plan after seeking our input. I literally had to do nothing between putting in an offer and showing up for the closing, apart from working with the lenders. We had seen their FOR SALE signs in the neighborhood for years and noticed how quickly their listings sold, so we thought we'd give them the opportunity to sell our home. They live in our neighborhood and are the pros in this part of town (and all over town really), but having them live nearby was certainly an advantage. We were downsizing our 3400sf home and they walked us through every single step, even going as far as providing referrals for estate sale pros, contractors, painters, roofers, and all kinds of services that were needed in order to accomplish our goals. We had sold our iron and other items that we later realized were needed, and they would zip right over and came to our rescue on many occasions. Todd and Cathy made a work plan of what needed to be done in order to sell for the highest price in the shortest period of time. They tailored our plan to accommodate our budget and they determined which projects would yield the best results.
