    My neighbor's messy yard is ruining my curb appeal

    if this is in an HOA it would be up to them to address this but if it is a town or city the ordinance would cover it. If you want to offer that may be a solution but this time of year the grass and weeds will keep coming back

    Is it dumb to buy a house without seeing it first?

    we have seen this happen. What I would recommend is to allow your agent to do facetime with you and then weed it down to the best and then come to tour to see them in person then select one. The inspection can be done by the inspector alone.

    Are online home value estimates hurting sellers by setting unrealistic expectations?

    It truly depends on the property. But if it is low and the list price is higher it does get questioned by the buyers

    Can I keep my dog in the yard during a showing?

    Have your agent place a note in the private remarks and on the showing instructions. But some people do put their pup in the garage and put a note on the door, if that is any better.

    How should I price my house for sale?

    Hi Gill, we sell in this area. It depends on the market you hope to be an active listing in. If it is in the near future, it would be best to list the home at a price that is based on the true value of the home. We call this the sweet spot. Not too high and not too low. Now, if this were in an extreme seller's market, I still would not say to price "high", but if the market were inclining, then it could still get some level of interest
