Review We contacted Renee because we were unsure how much work needed to get done to sell our house quickly and at a good price. She and her associate, Melissa Weinberg, met with us and presented a marketing plan along with recommendations for some simple renovations; painting, new carpeting, new appliances, and some new lighting fixtures, that they said would make a big difference in the time the house would take to sell. Since we were moving 500 miles away and also before the house would be on the market, they did all the legwork to put together subcontractors and monitor the work. all work was completed in about 2 weeks with no issues. Review After having relocated to Charlottesville, we needed to sell our current house in Burke from a distance of over 100 miles (and with the complications of the COVID 19 restrictions). There was no doubt to whom we would turn for our sale. Renee Mumford had expertly handled the sale of my brother?s house last year and so we knew we could put our complete trust in her getting the job done reliably and efficiently. As expected, Renee more than met the challenge. At our initial meeting, she brought all the relevant neighborhood comps and displayed a broad and deep knowledge of the area?s real estate, so we were thoroughly comfortable with her strategy for pricing and marketing. Hours after we met, Renee wasted no time in taking action. She arranged for a few cosmetic changes such as the upgrade of carpeting and painting. She has a network of handymen at her disposal who handled the work promptly and professionally She also facilitated the move out inspection with the HOA and communicated promptly if there were any issues. Within one day of listing we had an offer but decided to wait for the open house which resulted in 10+ offers. It was only three days between listing and accepting an offer. Review If you want your home to sell for top dollar Renee Sparco Mumford is the first person you should call. Renee is a consummate professional a true expert in her field. She is a fierce negotiator and incredibly knowledgeable regarding contracts. In our situation Renee was key in getting the buyers bank to appraise our home at the high offer price. The adjuster had trouble finding a suitable comp. to support the high prices offer. Renee found her the comp. she needed and explained in detail all of the improvements we made to the home. We never expected to appraise that high and if it wasnt for Renee it never would have happened. We cant say enough about how sharp she is and the details that she would catch. She navigated our transaction so smoothly and during COVID-19 no less! within 24 hours we had multiple bids and Renee was able to explain all the caveats that made each offer different and how to determine which one was strongest, it is not just about the price there are so many other considerations of the offers. From her advice on staging, the photography, the hours and experience she brought to the table were unparalleled. This is not our first home sale and her service and expertise stood out leaps and bounds from past agents. Review After inheriting my parents' 50 year old house, I began the emotional journey of selling it. I live in LA. so keeping it didnt make sense. A neighbor suggested I talk to Renee Mumford. Renee understood from the beginning that I needed more time to process the loss of the family home that held so many memories, momentos and, of course, a lot of junk. The once beautiful split-level was now a bit of a mess. During the next year, Renee stayed in touch as I moved forward at a pace that worked for me. When I finally signed with her, she helped me find great, affordable contractors to spiff up the place a bit. The poor old house needed a lot of work and my budget wS rather small. She advised me on what repairs would make the place show better to buyers who might recognize that with elbow grease and lots of TLC, the place had good potential. Because I was out of state, she oversaw the work and made sure the house was ready to view in a short period of time. In the beginning, my expectations and asking price were a bit unrealistic. After a couple weeks and no offers other than insanely low ones, I lowered the price. Even then, one offer went south after a bad inspection report. About that time, a house similar to mine sold 'as is' to a flipper for a lit less than my asking price. Unfortunately, that set the bar for houses like mine and it was time to get real. My 'plantation' was an 'as is' product and a flipper soon came calling. We agreed to a price, but the flipper wanted contingencies. I was worried, but Renee stood strong and reminded him that 'as is' meant no contingencies and we'd make no exceptions. The next day we had a ratified cash offer and closed a week later. An 'as is' sale was not what I would have preferred for this once beautiful home, but the good part is it will be given a wonderful makeover and hopefully sell to owners who will treasure it as much as my family dud. Although my house did not have the eye candy appeal of many other properties, Renee was patient, considerate and supportive of my feelings. She always went the extra mile to accommodate my needs as an out-of-state seller. Renee is a savvy realtor who made wise suggestions, but never pushed me into a sale that would compromise my values. Review Rene Mumford is by far the best realtor that we have worked with through 13 transfers in our careers. During her initial visit to our home, Rene advised us which home improvements would provide the best value and return on investment. The house comparatives Rene provided were right on target and helped guide us on our listing price which we received. She also provided us a professional stager at no cost which guided us on decluttering our house and provided additional accessories so the house showed well. On the items identified by the home inspector for repair, Rene provided a list of various expert contractors which we used. They were some of the best contractors we have ever used and at reasonable cost. Since we were very busy in preparing the house for showing, Rene even assisted in getting some of the hardware we needed to make some improvements to our kitchen cabinets. In summation, Rene is the consummate professional. She has tremendous integrity and has a laser customer focus which is unparalleled in her field. Because of the tremendous job Rene did for us, she is now assisting us in finding our next home.
