ZillowVERIFIED I am lost for words and filled with gratitude as I write this review for RanjuaEUR| As we started the home buying process, we had a certain max purchase limit in our mind beyond which we were not willing to spend. We really liked this home we saw, but its listed price was beyond our reach. We spoke to Ranju about it, and told her that while we really liked the home, we would have to let it go since it is beyond our budget. Ranju advised us to be patient, and researched the home on her own. She said that we should atleast try putting in an offer even if it is less than the listed price. Most of the other agents would not have encouraged this because houses in bay area almost never sell below the list price, and particularly the good ones. She communicated extensively with the sellers agent, gained a good understanding of home comps and helped us place the offer. The home received multiple offers, all very close to one another in price. Our offer was not the highest, but Ranju with her awesome negotiation skills got our offer accepted at significantly below the list price. We didnt pay a penny more beyond our budget. We really lucked out, and were so ecstatic to have had Ranju on our side. With her incredible business acumen and situational awareness she got us the best deal of our life. ZillowVERIFIED I admit our transaction had many obstacles but I felt the obligation to write this review for future clients. She has so many good reviews, but keep in mind that she demands it in the middle of the transaction, and you don't want to upset her since you need your agent's help along the entire process. I originally gave her an excellent review when she demanded it after my offer was accepted. But this is my genuine review: In short, we bought a house infested with fleas and with its basement covered with cat feces. Also, she missed the fact that the house we bought was in foreclosure after tendering our offer. (we found that out by googling) Eventually we were reimbursed from the seller in the amount of $2,850 for cleaning the basement but I myself as a lawyer negotiated most of it with the seller's agent without Ranju's help. The seller used our basement as a cat restroom during the free rent back period after the closing and the basement was covered with cat feces and urine making our entire house stink. Instead of helping us getting that cost reimbursed, Ranju was very uncooperative and tried to dissuade us from pursuing the fund. She never visited our house to see the issue but accused me of lying. (I took the video of flea infestation and sent it to Ranju... I guess that was not enough) The house was heavily infested with fleas that we incurred flea pest control expenses ($300) from Orkin and the seller actually left flea bombs she used a day before her move out. Despite all this, I decided not to pursue that fund because Ranju was unwilling to help us with that issue. Without paying a visit to see the severity of the infestation, Ranju said it would easily go away with termite fumigation and it was unreasonable for us to pursue that expense. I did not want to further negotiate against the seller about this expense when my own agent was uncooperative. And I NEVER asked for the entire $5K escrow funds from the seller. There were multiple occasions where she got unprofessionally emotional and snapped at me. She comes off as a real sweet person but her attitude will change as soon as your transaction is closed. Throughout the entire process, she blamed every issue on the seller's agent for being greedy and deceitful. When I asked Ranju for her help, she instead sent the seller agent to my house to directly resolve the issue. He was in fact so helpful and when he saw all the flea bite marks on our family and my dog, he tried his best to resolve the issue between me and the seller. When we finally came up with a resolution without Ranju's involvement (because Ranju never believed me and wanted to be involved ), Ranju accused him of ethical violation for directly speaking with me...For future buyers, if everything goes smoothly, she might be helpful, but if there is any hiccup along the way, she was a nightmare to us. She almost blackmailed me saying I should "appreciate her perseverance in getting the deal done for us despite of all the difficult situation." I am quoting her text. I thought closing the deal despite of all the difficult situation is her job...? But I guess not. Well, it is up to the readers to decide. Now I truly regret not listening to the one bad review below. It takes a lot more anger and energy to write a bad review than it takes to give a good review.

After working with another agent and bidding for houses for a period of few months we gave up on buying a property at the end of 2017. During a weekend in Feb 2018, we decided to check out some of the open houses and we met Ranju at one of the open houses in Redwood city. She explained us about the property we were looking at with a lot of patience and was a very convincing agent. This made us think if we could talk to Ranju about the problems we had during our last years search for a house. Ranju proposed to meet us the same evening and we were totally convinced after talking to her that she would be the perfect realtor. Trust me, she is a very convincing and knows the market well. And it proved to be so true! I am so glad we worked with Ranju for our house buying process. I say this because we could buy the house of our choice without compromising on anything within just 4 weeks of looking at properties and she was able to negotiate a great price for us.Ranju was incredibly friendly, knowledgeable and took time to talk to us every time before we went for open houses. With an 80-pound dog, a budget of less than a million dollars it was very hard for us to determine which houses to go to and not to go to, given that people were paying 20% more over asking price. Most of the other agents said we shouldnt bother looking to find the right house in the peninsula without more than a million dollars to bid and should consider cheaper areas like Fremont, and we were not ready to compromise on our location. Ranju made sure we had the disclosures in hand before going out for any open house, she was very honest in telling us if we had any chances of winning the house. She was available any time we needed to talk to her. If we liked a house, she would promptly check out the house with us. She not only helped us to choose the right houses to check out but also helped us to get our finances right. She even recommended a lending agent in the area and gave us the right points to ask a lender which saved us thousands of dollars. For the three previously lost bids, we were at the top 2nd, and that was a big deal for us! Ranju has a knack of connecting with other agents and everyone else involved in the transaction. We have a house because of her quick response, persistence and amazing negotiation skills. We could not have done this without Ranju and she is still taking care of us during the closing process. ZillowVERIFIED I must say, I am quite surprised how she has such high ratings, the services other people mentioned were never offered to us. She took advantage of personal acquaintance, lied to us about the process and her knowledge, was extremely pushy on sales, had no regard for our preferences, and called us nit-picky for digging into to the details.Most of the research of the houses was done by us, both on Zillow and open house visits (she usually didn't come along). All she did was to setup an auto-filter and send us loads of listings every week. We wanted to understand the possibilities and balance several options and choose the one that matched our preferences, but every time we showed some interest she would quickly say that that was the best house, and would push us to make an offer. When we would try to discuss the options, she would say that we were taking too much of her time and she had to cater to hundreds of other clients. Even with the property we eventually bought, she did not recommend or let us do property inspections, but instead said we were "nit-picking". As an example it turned out there was a blockage in the shower pipe, and it started leaking into the sub-floor, which we found out only after moving in. It really felt like she did not care for what we needed, but only cared for getting her monthly sales up.In terms of market guidance, she completely misled us. The market was going down visibly but she would give us the standard bay-area talk about being a seller's market. Initially she called us very often to push us to remove all contingencies, but immediately stopped responding afterwards. She left us to deal with all repair work and even get the house cleaned upon handover. It was like she was acting for the seller rather than us. Please beware and careful with this lady.

We were afraid that we would not see any of the down payment that we put in the house as it was only 10 months since we bought our house. We discussed with Ranju, and she gave us some pointers. She asked us to wait a couple weeks, and then very strategically listed our house at the right time. Ranju did a great job selling our home. She was incredibly responsive, and managed the process very well. She is very resourceful, and was fully engaged from start to finish, and delivered a very high level of service. She knows the Bay area market very well, and got us way more then what we expected for our house. We actually ended up making some profit after all the expenses were paid, and we never expected that. She is honest, very helpful, reliable, and very friendly. Her strongest point is that she is very methodical in her work and is very persistant with getting stuff done. Ranju is very knowledgeable, extremely solution oriented and she always goes above and beyond. She is very patient especially when things go south. After my lender could not fund on my loan at the last minute Ranju fought on my behalf with the listing agent and the sellers and made sure I got my full deposit back. She spent a lot of extra time without any hint of upset and always had my best interest in mind. She then suggested a great lender and found me another property in a better neighborhood within my budget. She was always just a phone call away throughout my home buying process.
