Even with an all cash offer, at full price, with no contingencies, we were stressed and extremely fatalistic about the seller excepting our offer. Sometimes in a competitive home market, where four offers come in at once, even all cash might not be enough. Rafael got our offer to the seller fast and was on the spot with moving the seller to accept it. His expertise helped us get our dream condo in Sherman Oaks. Good man!
