Rabia and her team of professionals are awesome. This is the second house she has sold for us and I would highly recommend her if you are looking to buy/sell your house. Rabia helped my wife and I sell our Sunnyvale townhome during one of the worst downturns of the housing market in recent years (tariffs, markets crashed, high interest rates). She managed everything for us - touch ups, staging, photos, videos, open houses, negotiating, etc. Rabia went above and beyond when we noticed the shifting housing market, enabled us with a back up plan to rent out the house for 1-2 years, was able to negotiate to our intended sell price and allowed us to use the staging in the last week before we moved away. We first worked with Rabia to buy a condo in Sunnyvale, and later again to sell it. What started as a professional relationship quickly became a genuine friendship. Though shes well-known in Sunnyvale, we took her far beyond her usual territoryaEUR"touring homes across the Peninsula, South Bay, and East Bay during peak COVID. Vivian is the best realtor we could have asked for! Zero star! Do not reach out to Rabia to sell your house, you would miss the good market timing and lose $$$$! Our house went to the market when the stock price was still at record high, and similar properties with reasonable listing price went into contract with only one-week open house and were sold at the good price. The properties in our community were usually sold with one or two-week open house, however, Rabia made a lot of mistakes leading to pretty low traffic and no offers when the market was still hot. We missed the good timing to sell the house when hiring Rabia as the listing agent and lost a lot of money! 1. Lack of Basic Communication: owner review is the standard process that every listing agent needs to go through with you before the property is put on the market. However, even when I literally asked Rabia to do so, there was no owner review process. No discussion regarding the listing price, descriptions, or photos before the property was put on the market. She set the listing price pretty high, causing the views and showing data pretty bad. Additionally, I was not informed before changes were made to the open house schedule. A potential buyer was trying to make an offer, however, Rabia could not adapt to the situation, she just literally followed her Wednesday schedule and set up the open house on Wednesday when someone wanted to make an offer at that time!!! 2. Mismatched Expectations: The back-and-forth discussions on the next steps resulted in delays, including a late offer review date, which may have led to missed opportunities for potential offers. 3. Incomplete or Incorrect Information: When the property was initially listed, key details such as HOA coverage (e.g., water), one attached and one detached garage were missing, requiring later updates. Additionally, the incorrect monthly HOA on the flyer created confusion among buyers. The APN number is incorrect in the listing agreement. 4. Lack of training to her assistants: It is supposed to be Rabia to educate her assistants. However, I feel I am doing her job! In the second week open house, her assistant still does not know the HOA covers earthquake insurance while this information has been communicated to Rabia. But Rabia does not communicate to her assistant. The second assistant does not even know the basic facts you can just simply find in the Redfin. I would say since Rabia has a large pool of listing properties, there must be some properties sold well. She advertised a lot for those properties, which has more to do with the good market timing and the property itself. But when I actually work with her, I could not believe I am working with a top agent. A lot of basic mistakes and miscommunication. I would never recommend her to anyone buying or selling houses!
