The Hilton Head Island/Bluffton area offers a lot - beach, tennis, golf, biking, fishing, the list is endless for those seeking an active lifestyle. Each community is somewhat similar but offers a different culture and each has its own identify. Understanding which community would work best with your lifestyle is key. Finding the property within that community would be next.

Be aware of ALL the variables involved, not simply what has sold in your area. For example, how does the local, regional, national, and international economies effect your market, both good and bad. Understanding what you are competing with for attention will allow you to price your home not only off what has happened (comparable sales) but what is likely to happen going forward. The latter is at least, if not more important than the prior.

The last transaction I was a part of, as the listing agent, sold for above list price. Knowing that market exceptionally well, as well as what effect the economy was having on that area, allowed us to push the price higher than most thought possible.

It was challenging but the best education you can receive.
