About Patrick Wolcott
Patrick "Pat" Wolcott is a retired Chief Master Sergeant from the USAF, After a 42 career in Civilian and Military Law Enforcement he became a Personal Realtor at Century 21, Northstar. Pat has both a Bachelors Degree and Masters of Arts degrees in Business, with reality certification as a Commercial Realtor, Military Relocation Professional, Pricing Strategy Advocate, Sellers Representative Specialist and a Graduate of the Oregon Realtor Institute. I'm known as a Personal Realtor at Century 21, that provides concierge real estate services to all of his clients. Whether its a Commercial property or your Next Home, no one can provide the stress free experience that do. I've been married since 1978, with 5 kids and 11 grand-kids. His hobbies involve Aviation, SCUBA diving, protection of our Wildlife, Lands and Waterways. I believes in being actively involved in his community and serves on several community boards that ensures the community input is understood and used in government decision making process of those elected to serve. I also serve as a volunteer at the Portland VA Hospital, as well as being a current member of the US Coast Guard Auxiliary serving the Northern Oregon and Southern Washington areas. where he is a Chef. Start by working with a lender that you trust. In most cases, if you need a recommendation ask the Realtor your working with if they have any recommendations. Don't worry, the Realtor doesn't get a kick-back, but they do you some really good lenders that work fast and work to get you a reliable amount that you are certain will cause nop last minutes issues, when your trying to complete the buying process and then move into the home you have found.
This biggest thing to consider is the you need to be under contract within 26 days of placing your home or property on the Open Market. Anything past that, buyers ask "What's wrong with it?" questions, and some will not even look at it. Ask your Real Estate Agent or Broker to do a walk through of the home with their buyer's eyes on. This is geared toward getting sure that you will maximum market value of your home, and prepare you for any potential repair requests. Also, don't be afraid to ask what they will do for their commission? Any agent of great value is prepared for such a conversation and shown describe how their use of Photography experts, and how many Internet marketing sites they are going to use, all of which comes at no cost to you. But then if you was a lower commission charge, be prepared to give something up and live with a possible delay of selling your property.

Every real estate transaction is unique. Nothing is a cookie cutter style, and should never be approached as such. My Favorite one is the one where two single sisters, that didn't make much money finally wanted to own their home. I assisted them in finding a lender that knowns about the USDA loan program, I was able to find them a home that was under their approved purchase amount and into that place within 30 days. I got to know of their reasons to wanting to be a homeowner, and did everything in my power to make it a stress free transactions for all.
After a 42 year career as a Peace Officer, I retired and spent time with my wife at home. After two years, by wife of many years sat me down and told me to go find something to do, or we would separate. Being that I was use to being to top dog in the pound "so to speak" I sought a career as a Personal Realtor. I'm that problem solver type that goes to work for the client and help them achieve their goals and desires.
