My first bit of advice would be to find a mortgage broker and get a preapproval. Meet with a realtor® face to face to discuss your needs and wants in a new home, learn about the process from beginning to end, and find an agent that you can trust and who will go the extra mile for you.
Interview agents and find someone that is a good fit for your needs. Use someone who will advocate for you. Then, listen to your agent and trust their knowledge and expertise.
I have worked with first time homebuyers, sellers who are downsizing, medical professionals, and clients who are moving up to a larger home. Many of my clients have homes to sell first, before they can buy. This scenario is a challenge in this market, but I have used some successful strategies to make it work.
I had the best seller clients whose home I sold this past spring. They purchased a new construction home in a 55 and over community. They did not have a realtor representing them and it could have been a nightmare. I stepped in to help and was able to sell their current home in a timely manner. How to buy a house without closing costs or down payments?
That's a tough one. If you use a physicians or professional mortgage you can put no money down but you will still have to cover the closing costs. If you use a title company to close they will have fees. Also in the state of PA. there is a 1 percent transfer tax paid by both buyers and sellers. Depending on where you live, there are grants available to help defray the closing costs. And sometimes the seller will offer an assist which will help with the closing costs.
