Pamela invited me to her office and went over the entire process in as much detail as possible. Pamela's passion for real estate is very apparent. She helped me with my house search for more than a year, guided me through the offer process, called out overpriced houses, educated me about hot areas and much more. She could look at the property and estimate its worth. Pamela is full of resources; she had the inspection and other little estimates always ready, including contact information for every person of interest - from something as minor as a sewer scope to an entire basement remodel. She then did market research right up to the day the house listed and helped us establish the list price that would generate multiple offers with escalations. This combined with her advice on staging and house prep led to both properties commanding multiple offers and above average sale prices. She arranged cleaners and the staging and we hit the market both times at a peak. She is attuned to market trends and my advice is to listen and do what she recommends for the best result. Pamela was in tune with our goals and our view of the market, and worked tirelessly to make sure we achieved our objective, adjusting our strategy in real time to be able to do so. She is extremely knowledgeable about day-to-day activity and pricing in her neighborhoods, and gave us updates several times a week on the changes in listings we were competing with. As a result, we were able to fine tune our pricing and make rapid adjustments to changes in the market. Pamela has decades of knowledge about what buyers want and what they will pay for, and gave us detailed advice on the improvements we needed to prepare our house for sale -- what improvements were worth paying for, and what was not. She used her relations with contractors to get improvements made quickly and cheaply. She lined us up with a staging company, and negotiated a break in their rates based on her personal relationship. We had some challenges with the floor plan of our house that made it difficult to sell. Over several weeks, we had more three dozen visits, and Pamela followed up with every agent, keeping in direct repeated contact with the best prospects. She was right on top of our prospects. She is a tenacious negotiator, and has deep understanding of the legal protections sellers need in a contingent sale (she had the buyers make very important commitments on the pricing of the house they were selling). I've practiced law for 30 years representing the largest banks and companies in the country, and I was very impressed with her legal and negotiating acumen. I could have hired an online agent at a discounted fee, but Pamela was competiitive on commission and the added value she provided in every aspect of the transaction more than justified her commission. She earned it!1 She's got the total package, and in addition to being a consummate professional and negotiator, she's fun! You cannot possibly go wrong if you hire her. The greatest!
