ZillowVERIFIED I bought 20 acres of unimproved land and am buying a house with Nate Brown as my agent. I will ask him to sell the house when I am ready to sell. Local knowledge: Nate Brown drove me well over 100 miles of dirt roads, and many times more on paved roads, looking for forest land I might want. He not only found forest properties all over some 1,000 square miles on dirt roads, Nate Brown also could tell me this house is in a good neighborhood but two blocks east is not, or the street that house is on was flooded last spring. Process expertise: My land purchases was so extremely complicated and abnormal the question of process expertise is not valid. The land was in bankruptcy and the sale was being administered by lawyers and the court. The title insurance agreement was full of conditional entries, back taxes, and law suite references. Nate Brown suggested my seeing a real estate attorney. No attorneys near me (some 400 miles away) were comfortable helping me. Nate Brown suggested the real estate attorney that I used and was able to not only explain everything and that at closing all of the complication would be gone. Nate Brown certainly Knows where to find the expertise that is needed. Responsiveness: Almost always under half an hour. Usually in a few minutes. Negotiation skills: There was no negotiation with the court. Nate Brown did manage to not off $1,560 from the asking price of $93,060. That might not seem like much but the price is already down from $104,492 and for a bank own house and $93,060 is slightly below the property tax estimate. That pretty good.
