Monica was the only one that gave me a market analysis that showed the actual potential of the property and then she quickly helped me get the house ready to sell. Review Monica is excellent! We were moving to a new area and she was recommended to us by our previous agent. She was able to find us listings ahead of time for us to shift through before coming into town then set up all appointments so we could see the ones we were interested in, in the 2 days we were in town. When we found out our two choices got offers pending after the first day- it got us down but she was able to get us excited again by finding additional listings to look at the following day. From there she was able to take care of things for us since we were located outside of town. I would recommend her for anyone looking and will definitely use her in the future if needed!

We used the VA loan and I was afraid we would end up as one of the horror stories, but she made the entire process painless and we couldn't be happier! We even had trouble with our lender very close to closing and Monica was able to handle it and get us across the finish line. Monica made herself available to show us homes during our house hunting trip. During that time, she quickly clued into our likes and dislikes, helping us to ultimately find a home we truly loved. After we returned home from house hunting, she even continued to show us properties (at our request) via Facetime. By the way, I was a first time home buyer. I mention this because Monica guided us through the process and had excellent connections in the community for various inspections. Plus, anytime we had questions, she was available. Did I say we loved that house? Well, we recently transferred again for my job. Guess who we used to sell our home? Thats right, Monica. Due to her expert marketing skills and knowledge of the housing market, she priced our home just right. We received two offers above asking and made a profit on the sale of our home in less than 12 months. I will add that Monica works well with relocation companies and has experience with VA loans. Review I was very fortunate to have found Monica Van Nest of Coldwell Banker AG-Town Realtors to handle the sale of my home in College Station. I was transferred to Dallas and needed to sell my home in Castlegate subdivision. The house needed numerous repairs and needed the kitchen updated to standout in the market. Many rooms needed to be painted as well as other updates and maintenance issues. I was over 200 miles away and could not perform these tasks myself. Monica coordinated and managed all these repairs and updates. She introduced me to solid performing professionals that performed all these tasks at reasonable prices. I was thrilled with the outcome of these repairs and updates. It allowed me to place my home on the market meeting the requirements of the relocation company that I had to use. It also took away the stress of managing this from a distance. Monica has a great understanding of the market and knows how to get the exposure required to sell quickly. All modes of advertising were used to get my house recognized. The professional photos that were utilized and social media in my opinion are what help sell this house so quickly. Review First, Monica advised me how to prep (repairs, fresh paint, etc) the house which prooved to be perfect, not too much and not too little. Second, her advice on when to put the house on the market also was perfect! Third, Monica's advice about how to stage the house for tours was impeccable - even though it was extremely challenging to put away 40 years accmulation of all the personal momentos, etc. Even more brilliant, I thought, was her recommendation at our first meeting in the fall, to photograph the garden while it looked great...instead of waiting until early spring when it would be too early for blooms! So far I couldn't have known to do any of these things. As the "sale day" approached she checked with me many times to be sure every detail was in place. Her photographer was able to make every shot, both inside and outside make the house look like a magazine spread! The big day arrived - the house entered the market at 9:21 am - first call for a tour came in a few minutes later - 5 tours were immediately scheduled for the first day and 4 for the next. The house sold in 30 hours to the minute from the time it entered the market! At this point her negotiating skills helped me so much to go through the 5 offers. In addition to being 100 percent behind me, I felt that she was honest and fair to the potential buyer, and I appreciated this. I was astounded at the quick sale, and when I looked back it was THEN that I realized how lucky I was to have decided to put the sale of ths important asset into her hands! In a few words Monica Van Nest is a knowledgable, open, honest, caring, considerate and positive PROFESSIONAL, who rises to the needs of her client.
