1. What advice would you give a buyer trying to purchase a home?
Think long-term and think re-sale: Are you planning to have kids? Will you be taking care of elderly relatives? You might be planning to live in your first home for only a few years. In that case, who is your target audience when it comes time to sell the house? If you buy a house in a very bad school district or a house on a very busy street, when you are ready to sell the house, most families with children will be out of your list of potential buyers.
2. What advice would you give a seller trying to sell their home?
Marketing rules. When the National Association of Realtors surveyed home buyers to pick what was most important in their home search process, home buyers said online pictures were more important than price, description, or location. Work with an agent that knows how to properly market your home. Professional pictures, staging (or strategically organizing your current possessions), and a strong online marketing strategy are essential. Telling the home’s story in the description is essential. Price is negotiable. Again, marketing rules.
3. What types of clients have you worked with?
The best clients in the world! I have been privileged to make lasting relationships with my clients. I consider them friends!
4. Describe a recent transaction you are fond of. How did it go?
My team and I assisted two sisters that were moving their mother out of the home their parents built. Their father had passed a couple years ago and their mother did not want to leave the house, but each daughter lived an hour away. The rose bush was planted by their father. When he was alive he would bring his bride a rose everyday from the bush. It was a bittersweet sale. It requires more communication and patience to work with an entire family. We are very fortunate to be welcomed into a family to be trusted like a friend.
5. How did you get started in Real Estate?
I purchased a house that had surmounting problems. I was not advised to get a home inspection. The closing was rushed. It wasn't until attempting to move into the home that I realized there were major issues. Mold and moisture problems in the crawl space and walls. I decided then that I wanted to help others by educating them, protecting them, and helping them buy their dream.
6. Do you have any special education or training that will benefit your clients?
After having a bad experience with a prior realtor, I contacted Michelle and she immediately updated my house photos, and talked me thru her process of marketing and in five days my house was under contract. I was already moved out of state at this time and she made sure we had numerous conversations about showings and all of my concerns were promptly addressed. Her experience was greatly appreciated.
We were extremely fortunate to have contacted Michelle and her team when we decided to sell our home. At our first meeting with Michelle, it was apparent that she was a seasoned and experienced Realtor, offering advice on what we needed to do in order to get top dollar for our house. She and her team stayed in close contact and were always available for questions. I retired from a professional sales position about 5 years ago and when I began interviewing potential realtors, it was obvious that a majority were novices and did not have the drive and plan to achieve the goal. Salesmen know what it takes to be successful. Michelle helped guide us to multiple offers and we settled on a winning bid that was $10K over asking. The closing went very smoothly. We were looking for a home to move to in the NW Georgia area. We had seen a ad for a new house and called Karen, who we had not met, but had talked to her on the phone.
