ZillowVERIFIED Our son was moving to Westlake, and he wanted us to leave Orange County after 36 years to join him and his family. He narrowed realtors down to two. After reading the profiles we decided Michael Rice would be the best fit for us. Our first meeting was a zoom where Michael explained what the Conejo Valley included and what the moving process would involve. Our second meeting was in person, and Michael drove through the many neighborhoods of the CV and had us select which ones were a good fit for us. He then hooked us in to a portal, and whenever homes came up for sale in the areas we liked, and they met our specs, we'd get pictures and info about them. If they seemed like potential homes for us, we'd let Michael know. When we had a good collection, we came out, spent the weekend, and visited all those homes we'd approved, including a few more Michael thought we'd like. On our second day of looking, we found our new forever home. Working with Michael has been a pleasure. He's efficient, professional, and just an all around good man. We moved from LA to the Thousand Oaks area last summer and both he and his niece Kendra were all we could have hoped for from realtors - and some. We sold a London flat and were first time buyers in the US. From early Zoom calls explaining the whole process to two three-hour sessions touring neighborhoods (plus an unprecedented wealth of info on his website, covering everything from reputed contractors to the vibe of each sub-neighborhood), he prepped us well for our search. Just as well as it was competitive out there. We ended up putting an offer below asking on the third place we saw - and got the house. Michael spent so many hours answering every last question, showing up at the house when contractors were there (our house was a bit of a fixer upper), negotiating with the sellers etc. He was a thorough pro, a great guy to deal with, very communicative over text. Through him we found great painters, designers, and other useful contacts. Will definitely be hitting Michael and Kendra up if/when we move again.

ZillowVERIFIED Save yourself the time reading this and just hire Michael and you wont regret it, but if you must know some reasons feel free to read my review. My first email to Michael was at 9pm and he replied within 15 minutes, the longest it ever took Michael to respond to us was 2 hours during a weekend ski vacation for his birthday because he didnt have reception on the slopes. During our first visit, despite us telling him we likely wouldnt buy for 4-5 months, Michael spent two days showing us properties and taking us on a tour of the area to help us get a feel for the different neighborhoods while learning about what was important to us in a home. We lived out of state and on multiple occasions Michael visited new listings and sent us video walk throughs pointing out various items he knew from working with us could be concerns, saving us more than a few trips to see houses that looked great in photos but wouldnt have been a good fit for our family. His responsiveness and dedication to clients is simply incredible. Michael was always very candid about what homes he thought were overpriced and what he thought would sell quickly while never making us feel pressured to make an offer. In every step of the process it was clear he was acting in our best interest and not just trying to make a commission. He even attended every inspection, appraisal, etc. and provided us with instant updates when we were unable to be present. Buying out of state in an expensive and quick moving market could have driven us crazy, but Michaels experience, calm demeanor and excellent communication gave us confidence at every step that we were in good hands. I would recommend Michael to anyone and will certainly use him next time we are buying or selling a home.

ZillowVERIFIED Worry-free experience, responsiveness, good market knowledge, an agent well networked with other Conejo Valley real estate agents , pleasant personality -- these are all the words that come to mind about Michael Rice when we think of our recent home buying experience. Actually, we had first picked Michael because we liked his website and we were looking for a rental home to move into while we waited to sell our house in Virginia. At the time, rentals were going fast and when my wife saw a new listing, I called Michael from Virginia. Within 15 minutes Michael had driven to the property and called us from the house describing what he saw. We trusted his judgment and signed up for the house without seeing it. It worked out very well for us. A year later, we started looking to buy a house and Michael was always prompt to line up a showing for any house that we liked in the listing. He seemed to know all the other agents in the area and we always had good intelligence going into every negotiation. Michael understood our family and our preferences within a few days and gave us good advice through at least 3 negotiations that we went through before we finally clinched a very good deal for a house in our price range. Michael always was so prompt and responsive even after the 12th or 13th house we saw that we would wonder what was wrong if we waited as much as 10 minutes after sending him a text message or email. We were also helped by his extensive network of mortgage brokers, home inspectors, roof inspectors, and other support businesses. Throughout our one year association with him our respect for his professionalism, market skill, and patience just grew and grew. Towards the end of the deal on the house we bought, our family (kids and all) had grown into thinking of him as a good friend. We would recommend him highly to anyone moving into or out of the Conejo Valley area.

ZillowVERIFIED I highly recommend Michael Rice as a realtor--especially for a short sale! Michael is not a pushy-salesperson type realtor. He's very calm and deliberate, so he'll listen to your wants and needs before throwing any old house at you. I went to him with a laundry list of requirements for my first home, as well as a demand that I only wanted to live on basically six different streets. Well, I relaxed a bit on that requirement since the inventory has been so limited this past year. But we still found a house that met ALL of my other requirements. Only problem being it was a short sale. We got lucky with a few things. 1) no bidding war surprisingly. 2) no counteroffer--just a straight acceptance from the buyers. But it's the 2 banks we had to get through! It took 5 months of patience and some great teamwork between Michael and the seller's realtor to get the banks to accept the offer. Then the bank wanted less than a 26-day close! We actually ended up closing in 23 days because Michael, the sellers, myself, and my lender all worked together day in and day out to get it done FAST! Michael was integral in the process. When we found a plumbing leak, he made sure the sellers took care of it stat! When we found termites, he stayed on top of the HOA to get a response from them as to whether they'd cover it--and sure enough they are! He also referred his go-to guy for inspections who pointed out several things about the house that I needed to know but otherwise would have been none the wiser. On top of everything else, he was SUPER easy to get a hold of whether it was by phone, email or text message. And I always felt like I had his complete attention even though I'm sure he had to attend to other clients as well. Great guy and great realtor! Give him a call.
