ZillowMy wife and I decided we wanted to buy a house "beachside" in New Smyrna Beach, but we weren't sure which of the many neighborhoods would be best. We loved working with Matt because he was able to help us understand all the ins and outs of not only all the neighborhoods, but in some cases, street by street. In working with Matt, we not only learned the various areas, but also the myriad events that take place in New Smyrna Beach that can have a significant impact on the homeowner experience, like biker week, summer rentals, "short rental" condos, etc. When we learned there was a town ordinance baring homeowners from renting their homes for less than one month in Beachside North, we knew that was the place for us, wanting to avoid those areas with a significant tourist element. In the end we found our dream home in the far end of beachside north and we couldn't be happier. Thanks Matt! All of that being said, I would be remiss if I didn't mention Matt's "super power", he has uncanny accuracy for predicting the price a seller will accept. In our case when we mentioned our interest in a specific home, Matt predicted the sellers would probably accept a price that was a full $80K below the current asking price. I was very skeptical and had serious doubts. But the negotiations began and after going back and forth numerous times, the sellers accepted the exact amount that Matt had predicted. Coincidence? Maybe, but I have to give him credit. It was to the exact dollar!
