Whenever listings were posted, Mary would immediately give us a call if she saw a house that we might be interested in. She took the time to get to know what we wanted. More importantly, she took the time to get to know us as people so she could anticipate the wants and needs we didn't even know we had. Her expertise in the Northern Valley/Pascack area is bar none. (All of Bergen Country really...) Oftentimes, she knew more about the houses and the areas they were in than the sellers' agents. She is honest and open - unafraid to point out potential pain points and provide accurate estimates for potential home improvements. She is patient - working with us for over a year as we tried to find our dream home. Review Mary made the sale process of my moms home extremely fast and easy. She did a market evaluation that resulted in setting a sale price that drew many interested buyers. We received multiple offers and sold for more than the asking price. After looking at the house, Mary suggested that we do a few modest fixes to the house to enhance the appearance. She even referred us to a handyman who did the work in a couple of days for a very reasonable price. After the fixes were done, the sale process took less than a week. The house was listed on a Wednesday and we accepted the buyers offer on the following Tuesday afternoon. Mary was very involved with the buyer and his realtor during the month to closing. My experience with Mary could not have been better.

Review Mary LaViola is a force to be reckoned with! We contacted Mary to help us find and purchase our first home, and it was the best decision we could have EVER made! We started looking for a house durning one of the most aggressive real estate markets. There were more buyers than there were houses on the market and low interest rates coupled with low house supply caused insane bidding wars. With odds like that we weren't hopeful but Mary did the impossible. She found us a house that was PERFECT! It was beyond perfect, it had features we never thought we would find in our price range and it was in our dream neighborhood. Thats what you can expect when you work with a committed and diligent realtor like Mary LaViola. She found out about the house literally as soon as it hit the market. Pictures of the house hadn't even hit the market yet and she got us in to see it less than 24 hours later! 10 people bid on our current home and we offed almost $40,000 over asking and still got outbid. Thats how aggressive the housing market was. When the initial bid fell through Mary jumped on the opportunity and "finessed" the house back our way. Mary knows how to make her clients stand out no matter how insane the odds. The sellers accepted our offer! But Mary wasnt done there. She found us an amazing home inspector who went over every single nook and cranny of our house . He was there 30 mins before our walk through, already at work on the roof checking it out in the rain! Whatever you need to complete your mortgage contingencies ,Mary has an answer and knows a quality person to get it done. This was especially comforting and reassuring being first time home buyers. For perspective, we had contacted other realtors prior to working with Mary and non of them were as knowledgeable, enthusiastic, diligent, involved, and committed as she was. Also, speaking frankly, non of them even came close to having access to as many listings as Mary had! All were in our price range, matching completely or partially our extensive list of "must haves". I also loved that Mary wasnt just showing us houses, she knew everything about the area she was showing us a home in. Everything from school district rankings to where you can go to find a good cup of coffee. Im writing this review while I sit in the backyard, of my dream home, in my dream neighborhood, watching a mother deer walk her babies across my property. Thank you is not enough Mary! You are truly a force to be reckoned with!

Review Mary is the best realtor anyone can ask for in Northern New Jersey. Her experience lends itself to really knowing the trends of the market (which is especially valuable now) and intricacies of the Bergen County area. There was a bidding war on our dream house and we thought we didnt have a chance at getting it. But Mary worked with us to make the most attractive offer without going overboard and we got the house. She was also extremely attentive and patient with us throughout the process, making herself available to answer any questions we had at all hours of the day and would check in with us on her own accord to make sure we understood what was going on and that things were going smoothly; as first time home buyers facing a daunting process, this was invaluable. She also assisted in negotiating a significant sellers credit, which I dont think other realtors would be able to accomplish, especially in this current sellers market. She guided us in preparing for the sale of our 200 yr old house and home to us for 47 yrs with names of reliable, skilled,and personable workmen, movers and Estate sales planners only to be interrupted by the pandemic in March. By June, following NJ state guidelines, she began showing the house for sale and guided the Estate sale person in safely preparing for that sale too. By the middle of Aug. she helped us choose one from among those who had shown interest, and by the end of Sept. the sale was complete. She met or exceeded all our expectations.
