I've helped close over 30 new construction properties and over 80 resale homes. It's a multi-step process with the most important thing to remember being we are a team and I'm here as your guide!

Selling is a very "hyper-local" formula for comparable homes. The market shifts weekly and we have busy and slow seasons in different areas and even different neighborhoods have busier and slower seasons for selling. The most important thing is to really make your property shine inside and out for those buyers who are really taking their time to make a decision. The house needs curb appeal, maintenance repairs and of course interior design features that are popular with a wide range of buyers. Staging is also extremely important either with your own furnishings or a staging companies furnishings. The property needs to tell a story and the story if for the buyers to want to make their own memories in the home. Declutter, cleaning, de-personalizing and packing up before you have the property photos taken are a must. It is also extremely important to have a professional photography instead of someones phone photos to build your online presence since most buyers are looking online first. Of course, at the end of the day, even with the perfect house the price has to be right for a ready, willing and able buyer. The days of overpricing and home and getting multiple offers have passed and we now have to adjust downward based on comparable homes in many cases.

It's so important to really get a good feel of a house with lighting, location, etc.

As a young girl, maybe age 12, I enjoyed looking at houseplans in magazines like Southern Living. I loved when my mother would receive her monthly subscription in the mail and would wait until she was finished to have my turn "walking" through the house floorplan in my mind. Every now and then I would convince my mother buy me one of the more pricey magazines that had all house plans inside! That would keep me entertained and relaxed for a long time! Later in life after working in corporate America, I was able to stay home with my daughter when she was young. After a short time, I got my real estate license and haven't looked back!

As a native to the North Florida area, I have a depth of knowledge that not many others may have. My parents both worked for the State of Florida for over 30 years each so having that knowledge of Florida counties and history is pretty special! I have family all over the state of Florida from the panhandle of Pensacola all the way down to Tampa and over to Palm Coast up to Jacksonville. St. Augustine was where I was born and holds a special place in my heart. I now live in Nocatee in Ponte Vedra, Florida which is just north of St. Augustne and just south of Jacksonville. It's the perfect location for my family and close to the beautiful beaches of Ponte Vedra Beach which is my ultimate happy place. Real estate didn't come easy to me when I worked alone, but when I joined a team, all the things clicked and I have worked hard to be a top agent in the area.
