The clients we work with are incredibly diverse, but there is usually one thing they have in common: there is a bigger life change happening behind the real estate transaction.
For Galina and me, that is one of the most important things to understand about working in real estate. Very few people wake up one morning and decide to sell a home simply because they feel like selling real estate. There is almost always a reason behind the move.
Someone is getting married. Someone is getting divorced. A family is growing and needs more space. Children have left home and suddenly a five-bedroom house feels much too large. Someone has lost a spouse and is trying to figure out what comes next. Parents are aging. A job is changing. A family is relocating from New York City to New Jersey. Another family is leaving New Jersey for Florida. An investor sees an opportunity. A longtime homeowner is finally ready to leave the house where they raised their children.
Those circumstances are all very different, which means the way we advise those clients has to be different too.
As Realtors with The GAMA Team at Corcoran, we work with home sellers and buyers throughout Westfield, Cranford, Mountainside, Scotch Plains, Fanwood, Summit, New Providence, Berkeley Heights and surrounding Central and Northern New Jersey communities. We also work extensively with buyers relocating from New York City, Brooklyn, Hoboken and Jersey City to the New Jersey suburbs, as well as New Jersey homeowners relocating out of state.
Our job is not simply to sell a house or find someone a house to buy. It is to understand what is happening in that client's life and create a real estate strategy around it.
### Homeowners Selling a Longtime Family Home
Some of the clients we feel particularly connected to are homeowners who have lived in the same New Jersey home for 20, 30, 40 or even 50 years.
Selling after that amount of time is completely different from selling a house you purchased five years ago.
There may be decades of belongings to sort through. Every closet is full. The basement has boxes that haven't been opened in 25 years. The dining room furniture came from someone's parents. The garage is filled with things everyone has been meaning to go through.
And behind all of that are memories.
This was the house where the children grew up. There are pencil marks on a doorway showing how tall they were every year. There were holidays, birthdays, graduations and family dinners here.
Then suddenly we're talking about staging it, photographing it and handing the keys to another family.
We understand that this isn't just a financial transaction.
With longtime homeowners and downsizers, Galina and I become very hands-on. We help determine where to start, what actually needs to be done before selling, what can stay, what should go and what absolutely does not need to be renovated.
We can help coordinate decluttering, donations, estate-sale resources, movers, contractors, cleaning, landscaping, painting, staging and the other pieces required to prepare the property.
Our goal is to make a process that initially feels enormous become manageable.
### Baby Boomers and Downsizers
We work with many baby boomers and empty nesters who are asking themselves some version of:
“Do we really need this much house anymore?”
Maybe the children have moved out. Maybe maintaining the property has become more work than they want. Maybe they're tired of stairs. Maybe they're spending more time traveling. Maybe they want a first-floor primary bedroom, condominium, townhouse or 55+ community.
Sometimes they want to stay close to Westfield or their current New Jersey community because their children and grandchildren are nearby.
Others want to move down the Jersey Shore.
Some are considering Florida.
And some aren't sure where they want to go. They simply know that their current house no longer fits the life they're living.
For these clients, selling the home is only half of the equation.
We need to answer: Where are you going next?
Should you sell first or buy first?
How do we coordinate both transactions?
What do you do with everything in the house?
Should you renovate before selling?
How much work is actually worth doing?
Can we structure the sale to give you additional time to move?
These are the conversations we want to have well before the house goes on the market.
Downsizing in New Jersey is not simply about moving into a smaller property. It is about creating a transition from one stage of life into another without making the process more stressful than it needs to be.
### Widows and Widowers Selling a Home
We also work with widows and widowers who may be facing a home sale they never expected to handle alone.
This requires a completely different level of patience and understanding.
Sometimes one spouse handled all of the household finances or home maintenance. The surviving spouse may not know when the roof was replaced, who services the HVAC, where certain paperwork is located or what improvements were completed over the years.
Sometimes the home suddenly feels too large.
Sometimes the financial responsibilities of maintaining it no longer make sense.
Sometimes the homeowner simply does not want to remain in the property.
And sometimes they aren't ready to leave at all, but their family is encouraging them to consider their options.
We don't believe anyone in that situation should be pressured into making a major real estate decision before they are ready.
Our role is to help provide information and options.
What could the home sell for?
What would need to be done before selling?
What could be left alone?
What would the seller likely net?
Where could they go next?
How could we make the transition easier?
If and when they decide to move forward, we can take on as much of the preparation and coordination as possible so they aren't managing every detail themselves.
### Divorcing Couples and Divorce Real Estate
We have also represented homeowners selling a house during a divorce or separation.
Divorce real estate requires a very different skill set from an ordinary home sale.
There may be two owners with different priorities, different timelines and very different emotions surrounding the property.
One person may want to sell immediately.
The other may want to wait.
One spouse may believe the house is worth significantly more than the market supports.
One may still be living in the home while the other has already moved out.
There may be questions involving repairs, expenses, access, showings, mortgage payments, proceeds and communication.
Our job as the listing agents is not to take sides.
We remain focused on the property, the market and achieving the strongest possible result for the owners.
That means creating a clear plan for preparation, pricing, showings, offers and communication so everyone understands what is happening.
When legal questions arise, we defer to the clients' attorneys. We are Realtors, not divorce attorneys, and it is important to respect that line.
But from the real estate side, we can provide objective market information and keep the process moving.
Selling a house during divorce in New Jersey can already be emotional enough. The real estate portion should not add unnecessary conflict.
### Growing Families and Upsizers
On the opposite end of downsizing are our upsizers.
These are buyers who love their current home but have simply outgrown it.
Maybe they bought their first condo or starter home before having children. Now there are two children, a dog, two people working from home and toys everywhere.
Suddenly that adorable two-bedroom house isn't quite as adorable.
These clients often have a complicated question:
“How do we buy the next house when we need the money from our current house?”
This is where planning becomes extremely important.
We look at the value of the existing property, available equity, financing options, timing, current inventory and how competitive the buyer's target market is.
Then we build a strategy around both sides of the move.
Sometimes selling first makes sense.
Sometimes buying first is possible.
Sometimes we need very specific timing or terms.
The important thing is not to wait until you fall in love with another house to start figuring this out.
For families looking to upsize in Westfield NJ, Cranford, Mountainside, Scotch Plains, Summit, New Providence, Berkeley Heights or surrounding New Jersey suburbs, understanding the market before beginning the search can make an enormous difference.
### Buyers Moving From NYC to New Jersey
A significant part of our business is helping buyers move from New York City to New Jersey.
This is an area where I bring a very personal perspective because I am a former New Yorker myself.
We work with buyers relocating from Manhattan, Brooklyn and other parts of New York City, as well as Hoboken and Jersey City, who want more space but aren't necessarily sure where in New Jersey they belong.
These buyers frequently begin by saying:
“We heard Westfield is great.”
And Westfield is great.
But that doesn't automatically mean Westfield is the right town for every buyer.
We may also look at Cranford, Scotch Plains, Fanwood, Mountainside, Summit, New Providence, Berkeley Heights and other commuter-friendly New Jersey suburbs.
We spend time helping buyers understand the differences.
Do you want a walkable downtown?
How frequently will you commute to Manhattan?
Are you looking for an older Colonial with character or newer construction?
Do you want a larger lot?
What is your comfort level with New Jersey property taxes?
Would you rather have more house or be closer to a downtown and train?
How important is being able to walk to restaurants and coffee?
These lifestyle questions are just as important as bedrooms and bathrooms.
Our job as New Jersey relocation Realtors is to help buyers understand the towns before asking them to choose a house.
### New Jersey Residents Relocating Out of State
We also work with homeowners relocating out of New Jersey.
Some are moving for work.
Others are retiring.
Some are moving closer to children or grandchildren.
And we increasingly speak with New Jersey homeowners considering Florida.
Selling a home while simultaneously planning an interstate move requires careful coordination.
The seller may already be living somewhere else while we prepare the New Jersey property. Or they may need to remain in the house until their next home is available.
We create the listing and closing strategy around that transition.
Because The GAMA Team is affiliated with Corcoran and I also work in the South Florida real estate market, we have an additional perspective when clients are considering a move between New Jersey and Florida.
For clients moving elsewhere, we can help connect them with appropriate real estate professionals in their destination market while managing the sale here in New Jersey.
### Estate Sales and Inherited Properties
We frequently work with families selling inherited homes and properties that are part of an estate or trust.
These transactions can become complicated quickly because the person responsible for selling the home may not live nearby or may never have personally lived in the property.
There may be siblings or multiple beneficiaries involved.
The house may have been occupied by the same owner for decades.
It may need updating.
There may be years of belongings to remove.
The family may be deciding whether to renovate, sell as-is or sell directly to an investor.
Our first job is to help them understand their options.
We evaluate what the property could potentially sell for in its current condition versus what might be achievable with strategic preparation.
Importantly, we also consider the cost, time and risk of that preparation.
If an investor is offering $500,000 for a property that could potentially sell for significantly more to an end user with relatively modest preparation, the family deserves to understand that difference.
On the other hand, we are not going to recommend a $100,000 renovation simply because the renovated house could sell for more.
What matters is the eventual net result.
### Investors
We work with real estate investors on both acquisitions and sales.
Investors approach real estate differently from owner-occupants.
The numbers need to work.
Purchase price, renovation budget, carrying costs, taxes, financing, resale value, rental potential and profit all matter.
Because we work extensively with traditional home sellers and buyers, we also understand the retail side of the equation.
That can be valuable to an investor evaluating what a renovated property could realistically command in the Westfield, Cranford, Scotch Plains or surrounding New Jersey real estate market.
We can help investors evaluate potential purchases, understand comparable sales, assess likely resale positioning and ultimately market the finished property to end users.
### Sellers of Homes That Need Work
We also work with homeowners whose properties need significant updating.
These clients often assume they have only two choices:
Spend a fortune renovating or sell cheaply to an investor.
There is often a third option.
Prepare the property strategically, price it correctly and expose it to the full market of end users, builders, renovators and investors.
A dated house is not necessarily a distressed house.
A 1960s kitchen doesn't automatically mean the property needs to be sold at an investor price.
A buyer may love the street, neighborhood, lot and layout and actually prefer renovating according to their own taste.
We help sellers understand where preparation makes sense and where it doesn't.
Sometimes paint, cleaning, landscaping and decluttering are enough.
Sometimes we recommend more.
Sometimes the best advice is to sell completely as-is.
Every property needs its own strategy.
### Luxury Home Sellers and Buyers
We also represent clients buying and selling luxury homes throughout the New Jersey suburbs.
Luxury real estate requires more than placing an expensive home in the MLS.
The buyer pool is smaller, expectations are higher and presentation becomes extremely important.
Professional photography, video, staging, property storytelling, digital exposure, agent networking and reaching buyers outside the immediate area all become part of the strategy.
We also understand that privacy and discretion may matter more to certain luxury clients.
The strategy needs to reflect the property and seller rather than using the same marketing plan for every listing.
### First-Time Home Buyers
We love working with first-time buyers because education is such a major part of the process.
Buying your first home in New Jersey can feel intimidating.
There is pre-approval, showings, offers, attorney review, inspections, appraisal, mortgage underwriting and closing.
If nobody explains what is happening, every step can feel like a crisis.
We want our buyers to understand the process before they're in the middle of it.
We talk about financing, property taxes, closing costs, inspections, attorney review and offer strategy before they find the house.
Then, when the right property comes along, they are prepared to act instead of trying to learn the entire New Jersey home-buying process in 24 hours.
### Move-Up Buyers Who Are Also Sellers
Some of our most complicated transactions involve clients who are simultaneously buyers and sellers.
They own a home in Westfield, Cranford, Scotch Plains or another New Jersey community but need to purchase the next property before or around the same time they sell.
This is where having one strategy for both transactions becomes extremely valuable.
We don't want the listing side operating independently from the purchase side.
The pricing, timing, closing dates, financing and negotiations all need to work together.
These clients need a Realtor who can see the entire chessboard.
### Clients Who Are Not Ready Yet
Some of the most important people we work with aren't ready to buy or sell today.
They may be six months away.
A year away.
Sometimes longer.
That's completely fine.
In fact, I would much rather speak with a homeowner too early than too late.
If you're considering selling next year, we can look at the house now and help you determine what is worth doing between now and then.
If you're thinking about downsizing, we can start exploring options before you're under pressure.
If you're relocating from NYC to New Jersey, we can begin comparing towns before you have to make a decision.
Real estate decisions tend to be better when they are made with time and information rather than urgency.
### What All of These Clients Have in Common
The circumstances may be completely different, but our approach remains consistent.
We listen first.
A divorcing couple needs something different from a newly married couple buying their first home.
A widow selling the family home after 45 years needs something different from an investor buying a renovation project.
A family relocating from Brooklyn to Westfield needs something different from empty nesters leaving Westfield for a 55+ community at the Jersey Shore.
A seller moving to Florida needs something different from a family upsizing within the same school district.
There cannot be one real estate process for all of them.
That is why Galina and I try to understand the story behind the transaction before we recommend the strategy.
We work with first-time home buyers, move-up buyers, luxury buyers and sellers, downsizers, baby boomers, empty nesters, widows and widowers, divorcing and divorced homeowners, investors, estate executors, trustees, inherited-property owners, relocating families, NYC-to-NJ buyers, New Jersey homeowners moving out of state and people who simply know that their current home no longer fits their life.
Our primary markets include Westfield NJ, Cranford NJ, Mountainside NJ, Scotch Plains NJ, Fanwood NJ, Summit NJ, New Providence NJ, Berkeley Heights NJ and surrounding Central and Northern New Jersey communities.
As The GAMA Team at Corcoran, our job isn't simply to be there for the transaction.
We want to be there for the transition.
Because behind almost every real estate transaction is a life change.
Understanding that change is how we determine what our client actually needs from us.
Whether that means maximizing the sale price of a longtime family home, helping a widow navigate a move she never expected to make, remaining objective during a divorce sale, helping baby boomers downsize after decades in one house, finding a growing family more space, helping an investor understand the numbers, guiding a first-time buyer through their first offer, or helping a New Yorker figure out which New Jersey suburb finally feels like home, our approach is the same:
Understand the person first.
Then build the real estate strategy around them.
