    I have been a Realtor in Northwest Florida since 2004 and have a strong working knowledge of the inventory, contracts and all aspects of Real Estate, due in part to the 60+ hours I dedicate each year to teaching other Realtors. Since becoming a Realtor, I have been Director, Realtor of the Year (2014) and President (2014) of the Pensacola Association of Realtors.     Won bidding war, but appraisal is below offer price, what to do?

    If you are open to splitting the difference with cash, that is the most common. I have also seen where you can approach the lender to see IF you can challenge the appraisal with additional comps, but that could be time consuming and the result could be the same. If you really want the home, then I would option for the split of the difference in cash. But if cash upfront is an issue, and it depends on the type of financing, you could ask a Family member for a gift to pay the difference in case the seller wont split with you.

    i work from home, what are electrical or internet issues that i should look for?

    Inspectors dont typically check for internet and the Seller may have turned it off. Inspectors will check all electrical in the property. Red flags to look for is aluminum wiring to outlets and switches, or no grounds in the property. You can look on internet service maps to see the strength of the internet service providers in the area. I hope this helps.
