After entering contract, Lynette referred several high quality inspectors and navigated us through tons of paperwork. When the appraisal came in lower than expected, Lynette negotiated critical time extensions to give us more time before removing contingencies, while our great loan agent (who was also referred by Lynette) saved the deal using another loan program with lower loan-to-value requirements. While sending repair requests, Lynette represented our interests and negotiated $5,000+ repairs and credits for us, which was remarkable in a market where sellers had nearly all the power. ZillowVERIFIED Lynette did the magic one more time for us except this time our budget was a little lower and the market was over competitive (aEURoeSellers MarketaEUR?), especially in this price range. We were preparing to buy house for 4 months and we saw all houses in our price range flying off the market the same day 20K over asking price and cash offers only. We were terrified that we had no even a chance. The day our approvals and down payments went thru and we were ready I saw again another house that would be perfect and texted her right away. It was a Wednesday. It was completely renovated very nice property with large yard. I was prepared to not even hope for it once again. They were supposed to have the open house on Saturday and higher bit or cash offer was going to win for sure. Lynette took a full control and did whatever she did (pictures of us, story, multiple phone calls and visits) and after we made an offer, the next day seller canceled the open house and excepted our offer. I could not believe that!!! Even thou they told us originally decision will not be made the day after the open house!!!! Me and my two girls were in heaven and still are! Unfortunately cancer shortened my wife's life and after 7 years of living by myself I decided to sell. The first hurtle I had to over come was my asking price. Without exception they all thought the home was outstanding something you would find in Newport Beach for 7 figures but not in Tustin. The meeting went really well. Things like a professional photographer spending over 8 hours taking photos, both day and night shots. Detailed descriptions of all the upgrades that accompanied each picture. Then assuring that the house was listed on ever Internet site with photos. The full color broacher was a Master Piece. The tasteful sign in front of the house and the open house every weekend until the home was sold were frosting on the cake. But let's face it one might expect all that service from a real professional like Lynette. Like they say on TV, "but wait there's more". You would think selling the home is the hard part. That would be wrong---the maze of paper work, contracts, inspections and all the other things that must be completed properly by your agent and the buyers agent is absolutely overwhelming. This is where Lynette's experience and professionalism really shined. ZillowVERIFIED When we signed our contract with Lynette at the beginning of our search, she gave us a promise that even in a market with a limited inventory and multiple offers she'll help us find a place that we'd love. We still had our home in Seattle to sell and were not a "strong" buyer, but couldn't wait to start looking for our dream home with an ocean view and a tile roof. In a most gentle way possible, Lynette guided us to a place where we were not just an excited buyer, but also a ready to make an offer buyer, ready to compete.
