I followers her down and she showed me water, sump pump, etc. She helped measure rooms, pointed out minor defects to make me aware of potential problems. (Cracks in granite, sloppy flip , flooring defects, etc. ) I was highly impressed as sometimes you are so in love with a house because it has all the features you want, you miss costly repairs. I would give Lisa a 10 out of 10. You would have a difficult time finding someone as good. We are extremely happy with the home we purchased!

We were coming from out of town so we sent her a list of properties we wanted to look at over a weekend. She immediately got to work setting up the showings for us. The one house we really wanted to look at was apparently "Off the Market" for the time being. She saw we were disappointed and asked if we wanted to go look at the outside at least. On the way over to do that she called the owners agent , explained to them we were from out of town and asked if we could still look at the house. They let us see the house and we ended up buying that house. Thanks to Lisa for going the extra step and making the call we got the house we wanted. There were a few hiccups along the way and she made sure everything was taken care of that needed to be. If we ever need another realtor we will be sure to call her. Thank you Lisa.

ZillowVERIFIED Despite being one of the highest rated realtors in Kankakee County, I personally found that I could not trust Lisa Sanford to live up to her reputation.I contacted Lisa in September 2020 to sell a duplex that I had purchased at the 2019 county tax sale auction. I reached out to her because I wanted the property to be marketed to investors, and concluded after looking into her background, that she would very likely be able to do this.As a condition of working with her, Lisa requested that I establish that the property was eligible for a title policy, which I did. Soon after, Lisa left me a voicemail requesting that I send her an email agreeing to a commission (6%) that was different from the commission she quoted in our initial conversation (3K). She added that the email should include my asking price, and informed me that if her investors did not like my asking price, that she would not be able to work with me. Finally, she stated that if that she could not work with me, that she would refer me to someone in her brokerage who could. The glaring red flag for me was that Lisa was asking me, via voicemail, to agree to certain terms in writing, without affording me the benefit of anything in writing in return. When I replied to her voicemail with an email expressing my concerns, and asking for a clarification of terms and conditions in writing, especially regarding dual agency, I never heard from her again. Lisa Sanford, without so much as a word, ghosted me. This after several weeks of cordial and diligent communication between me, her and her assistant.Lisa Sanford knew that I was new to real estate, and unfortunately, I believe, tried to take advantage of me. What would have happened if I had agree to pay her a commission of 6% in writing, and her investors did not like my asking price? Would I still nonetheless have had to pay her and whatever realtor in her brokerage that I agreed to work with? Further, without a clarification of her role as a dual agent (who was clearly more interested in securing the best deal for her investors than for me), how could I protect my own interests?I cannot express enough how disappointed I am with the experience I had with Lisa Sanford. Once I refused to go along with her questionable and very likely unethical request, she showed me zero courtesy, kindness or consideration. In the process, she cost me valuable time, and because of the lost time, she also very likely cost me money. I was fortunately able to find a trustworthy and professional realtor who expertly guided me through the process, and got my property sold. It is because the process of selling my property is now over that I am leaving this negative but truthful review about Lisa Sanford so that I can put all of what occurred behind me.
