There are only 3 things that cause a house to sell PRICE, CONDITION, LOCATION. You can control the first 2 items not the 3rd. Your agent should be able to send you info on comparable homes that have sold and even current market trends. If the house is not sold and the condition is great and the location is great it has to be PRICE. I know nobody wants to hear that but the value of any home is what someone is willing to pay. Changing agents is probably not the solution but asking your current agent about changing the price probably the right solution

Renovations, especially in a kitchen get a big return, however if you do not have the money you will need to price the house accordingly. Perhaps get an estimate for the cost so you can better understand how to price your home. Not everybody needs a renovated kitchen, but Most people want a clean and functional kitchen unless it is an investor who would rip it out anyway. If you do not want to call a contractor to get a price for renovations of the kitchen you could google and get some kind of idea.
It is not a requirement to get a pre-approval, but it is in everyone's best interest especially yours. You can get something online that should be fairly easy to do. By getting a pre-approval it will let you know how much money you can actually spend for a house and it may be way more than you want to spend or way less than you expected. One of the problems with not knowing what you will qualify for is that if you find your dream home and then you find out you cannot get financing for it.
