ZillowVERIFIED We bought a home in Colorado with a RE/MAX agent and we then sold our home in Castro Valley, CA. The RE/MAX agent in Colorado did some research and recommended Leslie Peterson to us. We contacted them and scheduled an appointment.Leslie and Sheryl came prepared. They were confident and demonstrated their expertise and knowledge of the Castro Valley market, the Columbia Community where we lived, our model of home, and the current market environment. We gave them a tour of the house and they were very encouraging....even when a big, fat rat made its presence known in the garage (we hired an exterminator). They gave us excellent recommendations on when to list, the asking price, and the various businesses required to make our house ready for sale.As soon as we moved out, they immediately got to work. The house, the windows, and the carpeting was cleaned top-to-bottom. They also had us proactively have a house inspection, which was included in the "package" for potential home buyers. By following this advice, the buyer's offer needed to take the inspection report into consideration when making an offer. They also had the house staged within days of moving out, and they conducted a broker's open house followed by a public open house that Saturday and Sunday. Expecting multiple offers, they put a deadline on submittals. We got a great offer over asking price within one week! Additionally, when the contract came in, Leslie negotiated a much more appropriate Earnest Money deposit than was in the original contract and they complied.The biggest challenge was that the buyer's funding was coming from China. This caused some delays as documents needed to be translated into English and the funds had to be sent to the U.S. As sellers, these delays were frustrating as some of the funds were to be used to pay off our home equity loan. We also ended up giving the buyers a $6,000 credit towards repairs recommended from their own inspection of the property.Well, the sale just closed, we received the funds, and we're happy! We also today received a nice bottle of Champagne from them.We recognize that Leslie and Sheryl were in constant communications with the title company and the buyer's agent, particularly as delays occurred. Our only complaint is that we expected more phone contact when delays occurred vs. receiving emails. We were concerned the deal would fall through, but Leslie and Sheryl assured us that they were confident the deal would go through. And, it did. We acknowledge that if this deal had not been international, it would have gone smoother and faster, but that's not their fault. And, it was a very good offer for all parties.If you are buying or selling in the Castro Valley market, this Realtor is a very safe bet and you can be confident in getting positive results.

We were hopeful that they would carry that energy through the whole process in such a crazy market and they did!My husband and I wanted to make a few changes to our house to get as much as we could for the house and Leslie and Sheryl were helpful making recommendations for reliable worker at reasonable rates. We had new carpet installed in our downstairs area (it was beyond cleaning and we wanted to get new carpet...again, they never pressured us to do work but we wanted to get the most bang for our buck) and the workers put in the wrong carpet! SO AWESOME! We were under agreement in 9 days! A-MAZ-ING!!With the sell of our house going so quickly we were nervous about being on the buying side. We looked at many houses and they never pressured us to make an offer on something we did not love or for a price we were not comfortable with. When we did offer on a house they walked us through making the strongest possible offer (underwriting with a person they recommended made a world of difference because we could minimize contingencies) and we were able to move quickly and aggressively on the house we loved and WE GOT IT!! ZillowVERIFIED Leslie Peterson and Sheryl Danielson took what seemed to be an impossible sell-buy situation and made it work so smoothly that we are still in a daily state of shock and joy. We were selling in Castro Valley, but needed to stay within the school district. We followed their advice on staging and preparing for showing the house and had five offers (four above asking price) after four days on the market that included one weekend of open houses. We were under contract before the Wednesday Brokers' Open! Unfortunately the first offer fell through, but they had us back under contract in less than 12 hours and at a higher selling price! We had short listed Castro Valley (CV) for the good schools, safe neighborhood and relatively affordable prices compared to the Peninsula where we are currently renting. We started going to open houses in CV and met a few agents who would want to work with us. We realized soon that they were pushing us to buy properties that didn't meet our requirements. Then we came across Leslie. After meeting her, we decided to have her as our agent. Within no time, we realized that her goal is to get us into a home that we'd love for years to come. After making a couple of offers close to the listed price with all contingencies and not getting accepted, I realized that the market trend is aggressive and we'll have to be a little more flexible. But in spite of that, never did Leslie push us to make an offer to a property or make us raise our offer price. She would be content with sending us more and more listings and let us decide when to go ahead and set our own comfortable offer price after she provided us with the comparable in the neighborhood.A month ago, we loved a property and decided to make an offer without having any contingencies. Our offer got accepted, but that wasn't the end. The appraisal from the lender that I chose came in 90K lower than our offer price and we didn't have the extra cash to proceed. With our baby coming in a few weeks, it added additional stress to our lives. And then I decided to let the property and our deposit go and focus on our personal lives. Leslie called me right away and suggested that we switch to a different lender. Given what was going on in our lives, Leslie took the onus to handle things herself and let us be in the background. She got in touch with lenders she had worked with in the past who could close the process in such short time and offer a rate of interest that was close to what we had locked in with the previous lender. She coordinated with the Seller's agent and got the closing time extended by a week due to the delay that we had experienced. The second appraisal with the new lender came in much closer and we were able to close escrow in the anticipated time. To us, Leslie was a Fairy Godmother who waved her magic wand and gave a happy ending to our home buying fairy tale. Now, Leslie is more like a friend to us. We found a few houses online that we liked a lot, but invariably they were in escrow by the time we reached out to the selling agent.
