Get pre-approved, stick to a realistic budget that includes all costs, hire professionals, inspect thoroughly, and avoid emotional overpaying.

Q: 2. What advice would you give a seller trying to sell their home?

Price it right from the start, prepare the home thoroughly, hire the right Realtor ( THAT'S ME) , disclose everything required, and negotiate from a position of readiness rather than emotion.

First-time homebuyers, Move-up/ Trade-up buyers, Down-Sizers/ Empty Nesters, Relocation Buyers, Luxury/ High End Buyers, Investment Buyers, Second Home Buyers and Cas Buyers.

Q: 4. Describe a recent transaction you are fond of. How did it go?

I represented a group of buyers in a time-sensitive 1031 tax exchange. They needed to acquire three rental properties quickly to meet the exchange deadlines.Despite the tight timeline, I successfully negotiated each home well below list price. We then closed on all three properties simultaneously and on schedule, fully protecting their 1031 timeline.The result: my clients secured three strong rental investments with their tax deferral intact.

Q: 5. How did you get started in Real Estate?

I have always had a deep interest in real estate. In 1989, at the age of 19, I attended real estate school with my mother. Even then, I recognized that it would be difficult for someone so young to earn the trust required for such significant investments. I chose to wait for the right time to fully pursue my dream. Eighteen years into my career, I wouldn’t change a thing.

I am a Graduate of the REALTOR® Institute (GRI), an Accredited Buyer’s Representative (ABR), and a Short Sales & Foreclosure Resource (SFR) specialist.

Mr. Landry was a phenomenal help when it came to our house buying experience. This was our first time buying a home and he couldn?t have made it easier. We were in Texas getting ready to PCS(move) to Georgia so we weren?t able to look at every home on our own. Linda Townsend handled the sale of our home in Bridlewood (Evans) and the purchase of our dream home in Farmington (Evans) with efficiency, cheerfulness and compassion. At all times, she was respectful of both roles that we assumed- both buyer and seller- which was tricky. Consideration for our needs as the seller, attempting to respond to the demands of the purchaser, while representing our needs as purchaser with regards to the improvements we required from our seller, was at best an intricate game, highlighting her endurance and persistence. Ms. Townsend is adept at efficient turnaround of documents and online preparation of items required for signature. We were quite impressed-while we were out of town on Day # 2 of our house listing, she emailed the happy news of the purchase agreement and the associated documents prepared for us to e-sign. As a matter of fact, she had a back-up purchase agreement in case the first agreement did not loan qualify. We were simply delighted. The professionalism she portrays and the genuine way she explains items to those of us unfamiliar with the laws, rules, etc. of loans, purchase, improvement requests, etc. was reassuring and made the process of readying our house for resale while packing up the residence of some 25 years, achievable. I have to say that every morning when I walk into my dream kitchen, I thank God for my blessing of this lovely home. It was such a pleasure having Jarrett as my Buyers Agent during the purchase of my new investment property in Grovetown, GA.
