ZillowVERIFIED My husband and I had the good fortune of discovering Kodi Riddle and The Riddle Group, AFTER we had multiple disheartening experiences with real estate professionals and property management companies in AZ. My husband and I purchased a home in Anthem, Az in 2022, at the top of the market. We were ok paying top dollar at the time, as we loved the home we were purchasing and had a plan to retire there in a few years. Meanwhile, we had a plan to rent it out. We were familiar with the California rental market but would soon discover we wouldn't have the same positive experience in AZ. Unfortunately for us, we lived out of state and relied on hired professionals to help us maintain the property and handle renting the property. This is were we learned not all realtors are honest, persistent and working on our behalf. We soon learned that as long as property management companies, real estate offices, real estate professionals, landscapers and even pool people were getting paid and we were blindly trusting their feedback and that we were their top priority that simply nothing was getting done. After much frustration and loosing faith in that system, we would spend all our free time and vacation time traveling from California to Arizona to take this on ourselves. We finally could no longer maintain our efforts, both financially and time wise. We had no luck finding the perfect tenants. Hence, after much frustration and deliberation we realized we needed to sell the property. I share all this to emphasize that we had worked with multiple realtors only to be disillusioned with real estate professionals. I realized I needed someone to handle this for me but who? This brings me to Kodi Riddle and The Riddle Group. I spent 3 days researching and reading reviews. Top agents, length of years in the industry, how many homes they actually sold and in which markets, how long the houses were on the market and so on. I read endless reviews, was contacted by endless realtors but on particular day I saw a video clip of Kodi Riddle explaining her unique approach to the market, what her experience was, her commitment to clients. But what really grabbed my attention was how done to earth she was, how she didn't make unrealistic promises and she emphasized intentions instead of setting an unrealistic bar for expectations. It was evident she was truly passionate about working with clients in a realistic manner to get the job done! She "seemed" like the right person for the job and hopefully, someone I could truly trust! Thankfully, she absolutely exceeded all my hopes and expectations! She was as delightful and knowledgeable in person as she was on this video. She understood that there truly are realtors out there who collect their pay without putting the time in. Kodi quickly brought on an associate to focus all their attention on selling our home and who was familiar with our neighborhood and market. She handled everything from listing to professional photos to any repairs or cleanings we needed expedentially! Not only were my husband and I neurotic clients but she was a steady and calm guide in our storm. Our home sold for top dollar within 30 days of listing, solid buyer, short close all while other similiar homes in our neighborhood continued to sit on the market for extended periods. The key is the approach and finding a professional who is genuinely honest, has clear and effective communication, responds quickly, makes themselves available 24/7, loves helping people and all the ins and outs of the complex job of real estate. We interviewed her over the phone and she gave thoughtful but honest answers and provided follow-on material to help us decide. Her team came to the house and met with us to help us assess what price we should ask for the 23yr-old home that had few updates over the years. They were forthright about what we could expect and the challenges we would face with the condition of the home. They had an excellent marketing plan and got lots of traffic through the home. The feedback they collected and shared with us allowed us to understand where we stood with potential buyers. In the end, they helped us negotiate with multiple offers to get our asking price. They then helped us through the inspection process and negotiation. When things got bumpy they listened to us and helped us navigate the best course of action under the circumstances. In the end, when there was an unexpected leak in the house, they helped us minimize the cost of repairs by bringing in a fantastic guy to help us find a solution that would satisfy the buyers. A win for everyone! The team communicated well, were responsive, and got answers when they didn't have them. I couldn't recommend this team more if you are selling a home in Phoenix, but especially in the Cave Creek area.

ZillowVERIFIED Communication with Kodi was incredibly frustrating. They were frequently unresponsive to calls and emails, leaving me in the dark about the status of my property sale. When they did bother to respond, their answers were often vague and unhelpful, providing little reassurance or guidance. One of the most egregious examples of Kodi's incompetence came during the marketing of my property. Despite assurances that they would actively promote my listing, it was on the market for weeks without any significant interest. To make matters worse, she demonstrated a complete lack of negotiation skills during the sale process. They seemed unwilling or unable to advocate for my interests, settling for terms that were far less favorable than what I had hoped for.
