Honestly, it's luck that we found Kirk -- the fortuitous outcome of my aforementioned internet follies. Well, thanks to Kirk, today, we own a fantastic home, despite what was a crazy Minneapolis market. As first time homebuyers, Kirk was extremely patient and answered all of our questions. He always picked up his phone, responded to texts, and approached house hunting with a good mix of professionalism and humor. His data driven process and construction background provided us with the confidence we needed to determine a good investment or a money pit. While other realtors were showing off new kitchen cabinets, Kirk was poking away at the foundation in the basement. And, in the end, Kirk negotiated a great deal on our home and we cannot recommend him highly enough!We've tried to come up with even the silliest negative about working with Kirk to make this review the slightest bit constructive, but honestly, we can't imagine someone having done a better job. 5 star reviews are probably thrown around easily on sites like these, but Kirk truly earns it.Abridged version: stop looking and set up a meeting with him. ZillowVERIFIED As a real estate attorney, I know that choosing a good real estate agent to represent you as a buyer can often be a difficult process, which is often complicated by "pushy" agents whose goals seem more in line with getting a sale, than finding the right fit for the right buyer. He will take the pressure right off, by focusing on educating buyers about each property that they view, and taking the time to discuss how each property does, or does not, fit with the goals, expectations, and desires of his clients. He also does not shy away from cautioning his clients about factors with a potential home purchase that they may be missing or otherwise overlooking. ZillowVERIFIED Kirk worked with us as a buyer's agent in the purchase of our new home. He purports to have a background in "construction" so he is supposedly expert in steering you away from problem properties. However, we have had a number of problems with the property we purchased with him so I am doubtful about his so-called expertise, including basic items like the electric panel, the furnace, the central AC, and the thermostat. He should have advised us to push back harder based upon the inspection results, which included asbestos findings, but he only obtained a $500 concession.We then tried to work wtih him as a seller's agent to sell our previous home and had a terrible experience . After two months on the market with a very low inventory of comparable properties available, he failed to sell our home and blamed it on the bad weather.I began to suspect early on that the price he had recommended for the home we were trying to sell was too high. My husband and I repeatedly questioned him about reducing the price, but he advised against it. We finally began to insist that he drop the price and he continued to resist. Two subsequent second opinions from two other experienced real estate agents confirmed what I had suspected. He had overpriced our home by $50,000 and that was why it was not selling. Both agents informed us that he had also counted unfinished square footage in our basement as finished space in the listing which made us look like dishonest sellers.We had used Kirk's "family company" to stage our home because we had already taken our furniture to our new home. When his stagers removed their furniture, they scratched our hardwood floors in several places which they "repaired" by waxing only a few of the scratches. Even though Kirk had recommended and arranged for the staging, he was apparently unable to arrange for the repairs and insisted we had to call his brother who owned the company. We then asked Kirk to mail our keys back to us. He placed them in an unpadded envelope and put them in the mail. The envelope arrived at our house with a rip in the side of it the size of a key and the key was missing. We hired a new agent who recommended that we do some additional cosmetic work on the house which cost us about $3,000, and she was then able to sell our house within a week. Ultimatley, we sold the house for $50,000 less than Kirk had led us to believe. So all in all, we watched $53,000 go down the drain. It was a financially devestating experience that could have been prevented by proper counsel from an experienced and ethical agent.I learned through this process that certain agents, such as Kirk, routinely overprice houses knowing that they will not sell at that price. They do this so they can pad their portfolio and because having their sign in your frontyard and hosting open houses in your home helps introduce them to new clients. Some agents refer to this as "farming". That was nice for him but not nice for us because we continued to pay the mortgage, utilities, and do maintenance on a house we were no longer living in and needed to sell. In short, I would not recommend that you use Kirk to sell your house if you actually want it to sell.
