We were house hunting from afar, as we were located on the West Coast but had to move to the DC area for my work. Working off of our needs and preferences, Heather found multiple properties within our budget and specifications. She arranged virtual viewings and gave us candid impressions. For example, in one instance, she informed us of a lingering cigarette smell in a house we were interested in, allowing us to avoid this property. When the condo association of a property we had liked would not accept our two dogs, Heather ascertained that outdoor patio space - which we had not originally indicated as a preference - was important for us. Even though we were purchasing in a lightning fast sellers market, Heather never rushed or pressured us into making a purchasing decision. She was terrific at working around our schedules to get us into houses quickly (sometimes before they were even listed) and gave us great advice on structuring a strong offer. We also had a very short closing, but Heather was awesome at navigating us through it all and keeping it stress-free. We interviewed low-cost and self-help agencies, but after interviewing Kristy Moyssiadis at the Spear Realty Group, we decided with the utmost confidence that Kim Spear's group of professionals was the right broker to sell our home. This decision was not made lightly because, at first blush, the cost difference between a full-service broker and a discount broker is significant. Our home sold in 30 days for full-price and we subsequently closed in less than 30 days. Review The overall experience with the Spear Realty group was very good. This market is currently a strong sellers market. I had to find out how to best place the bid from my friends in order to have a chance at winning. All contingencies need to be removed if you want a chance at winning in this strong sellers environment. I don't blame the Realtor for not having much in the way of negotiations as there are so many offers and so little inventory. It is a difficult situation for all buyers out there these days. She took immediate action to meet my limited schedule here.I was selling my father's rental condo and would not be here in town very long. It was not in the greatest of condition and I wasn't sure about putting money into it.After our meeting at the unit it was decide to fix the place up to a move in condition to attract the most buyers. That decision was made because Kristy was able to put all the contractors together to do all the work needed. Working together we fell within our budget and within a very slim time line. They even help you with an app just for you once you're their client to help you keep up to date on what's going on with your property. Super informative.Alexis, the listing coordinator always kept me in the loop with what my listing was doing. Kim would help me with facilitating signing documents. Kristina, the closing coordinator, helped with all the closing information and what steps I needed to take in order to have a smooth closing. Finally, Heather, my realtor, she was the glue that held this whole process together for me. Apologies for the long review, but this isn't Amazon. Home buying and selling is a huge process. A process that takes a team to see you through it. Review August 2020, we bought a house in Centreville, VA. We've heard horror stories from friends who bought their house and we're thankful to say everything went smoothly with The Spear Realty Group and especially our realtor, Kristy Moyssiadis. She was very responsive and never left us wondering what's going on (which can be nerve-racking when you are waiting to hear back from the seller's agent). She took her time to explain the process and answer our questions, regardless of the time or method of communication. More importantly, she's knowledgeable about the real estate market and overall construction of houses (very helpful during the house search).I would definitely recommend her to anyone who is looking to have a smooth process, expects responsiveness and knowledge.

Review The Spear Realty Group, led by Kim Spears aEUR" and more specifically our realtor Kristy Moyssiadis aEUR" were fantastic helping us with keeping one of our properties rented for eight years in the Cascades/Sterling area and then selling it recently. After the end of the last lease agreement in July 2020, my wife and I decided to put the property on the market, closing the transaction in October 2020. The sale process started with a consultation with Kim about the real estate market and ways to maximize the propertys marketability. Kims aEUR" and her team - knowledge about the market, our area, and strategies in these difficult times aEUR" midst of COVID pandemic and election year aEUR" are unparalled. After the decision to sell was made, Kristy took over. Kristy is a very knowledgeable and thorough realtor that knows exactly how to position the property to sell quick and at the best price. After inspecting the property, she suggested several actions we needed to take in order to prepare the townhouse for showtime. I cannot emphasize enough how helpful she was assisting us to find the contractors, keep on top of them, and finalize all the planned activities on time and on budget. All of this working on a remote basis due to the pandemic! Simply outstanding! After that came the listing, open house, and offer analysis. We received four (4) offers the very first week the property was shown, with merely days as an active listing. Kristy helped us compare the four offers and pick the best one. Unfortunately, the potential buyers notified us they were not interested anymore as they have decided for another property. Then Kristy contacted the second best offer, just to find out the buyers needed to sell their current home first, which was not disclosed when they presented the offer to us. As we did not want to wait due to the presidential election day in November; we turned to the third best offer, which was still above listing price! This last buyer ended up checking all boxes and moving forward. The closing process was a breeze. Kristys team took care of the whole process working with the title company, making arrangements for a close via mail! We signed all disclosures and documents and overnight them to the title agent and received the proceeds of the sale on the same day scheduled for the close. First time we have been able to do everything remote. Simply unbelievable! I cannot stress enough how grateful we are with Kristy. With COVID and uncertainties about the US election in 2020, we were a little bit worried about moving forward fast enough to complete the sale before November. You can rest assure that Kristy and team will hold your hand through the whole process and will make it really easy to navigate. Thank you very much Kristy, Kim, and the whole Spear Realty Group team! You are phenomenal!

Review I Don't even know where to start in a review of Kim Spear and the Spear Realty Group.A We've been with them for the last 20 years, through 10 real estate transactions and every one of them has been even better than the last.We were impressed with Kim since our first transaction back in 2000. She was on top of her game even back then. She knew the market in the area inside out, had a seemingly photographic memory, instilled confidence and has a very outgoing and infectious personality. She priced us aggressively and made it happen. Marketed the house very well, negotiated like a tiger, but one with a silver tongue, and closedA the deal ! She thought of everything and we felt like we had an unfair advantage compared to everyone else.So naturally when we wanted to move again, we called Kim. By now she was starting to have her own team, one or two people , including Laila Moorefield. We were shy about anytime Laila came out and took control of any area, because we wanted Kim. But we found out that Kim knows how to pick people for her team. Laila has a particular set of strengths that are formidable. She's also very knowledgeable and will research anything until there is no more information to turn up. Her negotiating style compliments Kim's nicely. Laila is a little more laid back, but will not relent on what she feels her clients deserve, and she gets what she wants.A The two work together like a finely oiled machine. It's as if they know when one style is called for in a situation over the other, and they play to each other's traits nicely.A Through the years we have learned to call Kim and her team magicians, because that is what they are to us. They've never failed and have always produced what they said. Each and every time.A The team has gotten bigger, more back office people handling title, marketing, and a slew of other things. A lot goes into a comprehensive real estate broker's war bag, and Kim has them all.A She has also gained an impressive list of partners that she works very well with. From remodelers, to moving companies, locksmiths, painters and more, she has whittled her extended team down to the best of the best and wields her gentle influence over them based in no small part on the sheer volume of business she brings to the table, so that her customers really do get the royal treatment all the way around.She even has at least one house, probably more, available to her that she has lent to us to use while we were in between closings. In one case, due to unforeseenA circumstances with the builder of our new house, we were going to be homeless for almost 3 months. No problem, Kim let us stay in a very nice house close by to tide us over until our home was finished. No fuss , no muss, no questions asked. Just, "Here, don't worry, I have a nice place you can stay".A She has not stood stillA from that lofty place we met her at all those years ago. She's only gotten better and with an even more impressive team. Her knowledge of the local market is pin point accurate.A During this trying time of Covid, a few strange things have happened to the market. Kim was able to realize this very quickly and pinpoint a couple of month window of opportunity where we would be able to do exactly what we wanted. She turned out to be 100 percent accurate. Even with a seeming crystal ball, there is plenty of room for failure without a precision team dotting all the i's and crossing all the t's in a very timely manner.A Kim, Laila and the rest of the team never missed a stepA and as a result we are very happy in our new home and our old home is sold !I don't know if we have another move in us or not. This may just be our retirement house forever. But I can pretty much guarantee who we will go to for help if we do decide to move again. And all my friends will be using Kim Spear and her fabulous team of real estate Super-people too ifA I have anything to do with it.If anyone wants to give themselves the best chance possible to have a successful, profitable and fulfilling real estate transaction, I would say your best bet would be to get with the Spear Realty Group ! Review We undertook an extensive move from the United Kingdom to the United States and although we had a vague idea on the areas in Northern Virginia we were considering we didn't really know NoVA that well. We got in touch with Kristy Moyssiadis who worked extensively with us accross international boundaries in order to identify both areas and homes. She provided answers to all of our questions (and we had lots) covering schools, areas, communities the USA purchasing process and many other aspects. We talked through the things that are important to our family and she collated a shortlist of properties in various areas over a wide radius. We then flew in and met with Kristy who spent the whole day touring with us. Kristy lives in the Ashburn area and this meant she was able to provide first-hand, honest feedback about the schools, towns and homes which we found invaluable.We then continued internationally for a number of months while the moving process took its course. Kristy was very attentive even when not actively viewing homes which kept us connected. On later physical house hunting trips, Kristy again prepared, in conjuction with us, a list of properties for us to see and visited them all with us over a number of days. Overall our International house hunting process took around 9 months and at no point did we feel pressured to purchase something, nor were we ever asked to sign a contract or pay any fees to secure her services. This meant we felt relaxed with Kristy and The Spear Realty Group and their desire to assit us to find a home (rather than secure a sale).Kristy was always happy to meet us whenever we wanted, even if it meant disrupting her family time and we are very grateful.When we found our next home, we then signed a contract securing Kristy's services. Kristy was very easy to deal with in order to draw up and sign the contracts for the home and again, had no hesitation in answering all of the questions we had quickly and in clear language. The home purchase process is very different in the USA to the UK and Kristy was able to steer us through it effortlessly providing advise on how best to counter offers and what contingencies to include in a contract.Kristy was happy to put our requirements to the seller and happy to provide her expert feedback and opinion on any responses.Overall, the International home purchase experience and process was smooth and this is in no small part to the work of The Spear Realty Group and Kristy specifically. I would recommend them for anyone considering a move to the NoVA area and to those looking to move to the area internationally.
