ReviewYou could not ask for a more responsive agent than Kevin! He was always available to answer our calls and questions--we never felt lost at sea through the process of selling and buying a house. Case in point: one offer we made got beat out by a higher offer. Over the next couple of weeks, I kept refreshing the Zillow page to see what the house sold for. One night around 9:30pm, I saw that the house was back on the market! I texted Kevin, who replied right away--he got a new offer together to submit first thing the following morning, and we got the house! Kevin is warm and friendly and we genuinely missed talking to him once the house buying process was over :) Now we get invited to his monthly customer appreciation events and annual pumpkin patch party!

Review If youve sold a home before, Kevin may work for you, however I would not recommend him to a first-time home seller. I let Kevin know I was a first-time home seller looking for guidance, however I dont feel like I received the assistance I was looking for. I had several folks later tell me they would have done things differently (the guidance I had been hoping to get from Kevin). There were frustrations and extra expenses that came up as a result. I did appreciate Kevins positive, kind attitude, prompt text responses, and initially had a good experience. Later on, however, some things became problematic for me. I experienced a lack of communication and follow through on several occasions, including him saying he wanted to buy me a restaurant gift card (I believe due to my frustrations) and then never mentioning it again. After a few communication issues, I lost confidence in the commitments he made. While I appreciate some of the folks Kevin recommended to me for cleaning and repairs, I ran into some issues there as well so would suggest doing some research if you choose to go this route.

Review If I could give Kevin Smallbeck 10 stars, I would! I can't say enough good things about working with Kevin. I moved to Portland last year and it took me eight months of searching before finding the home I'm in now. During that time I must have looked at 50+ houses and put in 5-6 offers and and backed out for various reasons. Through it all, Kevin was the picture of patience. He always remained positive and reassuring as I slowly realized I needed to be looking for a different kind of home. He gave me the space to come to this realization, and also the space to come up with my own judgement first on each house, and only then would share his opinion. He never pushed me to do anything I didn't want to. He's like water; he flows around the client, he's there to do what you need him to. That is how all real estate agents should be, but he really is :) Kevin also just has a good heart. He's non-judgmental, fun to be around, a good listener, and honest. I had a blast looking at houses with him. He was always on my side and always honest aEUR" if he felt like a home wasn't good enough for me, he would say so. He really wanted the best for me, and he does for all his clients. He really does care about his clients beyond a financial transaction; he builds long-lasting relationships and friendships with them that endure through the years. He also is EXTREMELY knowledgeable about the field of real estate from his two decades-plus experience. He really knows his stuff. He is sharp and shrewd, seeing signs in a bad or good house and neighborhood and street that most people miss, like Sherlock Holmes. Review Kevin is a family man and hard working ,However his communication was poor.He did not include me in important details I should have been involved in . His responsiveness was very delayed , His communication was 99 percent text and would not explain things to me . leaving me with lots of questions .Many times he would be irritable if I asked him pertinent questions . finally my home sold at 10 am and he did not let me know of the offer till after 7 pm . He yelled at me once over the phone . I then felt guilty for taking his time to help me . I would never hire him a gain .How ever he did seem to be knowledgable but did not educate me along the way.He Also made promises he never meant to keep . like find some one to move me and put sod in me yard

Review Someone on the site that rhymes with "Help" was frustrated that he didn't acknowledge their offer during a bidding situation. I can't speak to him as a selling agent but I've learned that, in this market, being acknowledged by the selling agent is extremely rare since there are often offers in the double digits. You think they have time to call you all back?! No. It's cutthroat out there and you have to be a shark if you want to swim. Even as a first time home buyer I can say that Kevin has been on the ball! He is quite hands-off in nature so his automated emails with your tailored listings or the app that rhymes with "Deadfin" will have to catch your eye - but once you have one in your sights, shoot him a text/email/call and he is on it like his life depends on it. Super-relaxed dude with incredible knowledge and a snappy dresser to boot. Don't go with someone right out of school unless you are a softie or a seasoned buyer. We first timers need fellas that are attentive like him. And, though we are a pain in the a$$ because of all of our reservations, Kevin will take care of you. And in the end, its about finding you the right house. Period.

We would have no one else handle our real estate transactions. Kevin goes the extra mile for his clients. He would sit up appointments with appraisers, contact contractors to insure repairs and updates were complete since I was also in the military (40 years) and gone on foreign assignments. He insured that things were done and signing was on schedule since time was the essence for me. He advised my daughter to do a full sale instead of a short sale that would impact her credit report. He didn't take short cuts and most of all he was always honest and up front with me. I have seen too many realtors that remind me of used car salesmen. I had one owner/realtor bid against me and his worker on a property. Trust is an important issue to me and being a retired Colonel I have certain expectations. The nice thing about Kevin is that I could call him anytime and from anywhere in the world and he would get me the information and whatever I needed to make the sale or purchase.
