Start the process earlier than you think. Better to be prepared a little early than caught unprepared when you find that great home!
Do inspections, repairs, de-clutter prior to contacting the agent. It will help to make the process less stressful and put more $$ in your pocket.

A seller who needed to sell before they bought a replacement home. He kept stalling because he was concerned he would sell and be homeless before he bought another home. I calmed his fears, sold the town home and got his a 2 week rent back form the buyers while we closed on his replacement home.

agent keep telling me to drop price
Ask about the average days on market for your area and type of home. If the average DOM is like 90 days then probably too early to reduce. Usually if the activity(showings) is low and you have no offers then a price reduction can be one of a few strategies. Ask about offering a rate buy down or other strategies that may be good for buyers but still net you more then a price reduction. Ask what marketing is happening to see if they just put it in the mls and a sign in the yard or actually marketing your home. Good luck!
