I love it when a buyer tells me they want a 3 bedroom, 2 bath, 2 car garage, that's it. I often will say is the house or the location more important? I will direct them to choose a location over the house every time. We can modify the house we can not modify the location.

Prepare your home for the pickiest of buyers. If you remotely think you need to paint, then you definitely need to paint, same with floors, or updating or landscaping. I have a very fluent list of items we work through, why don't we start there? Because if you want to sell your home for top dollar then we will work together to prepare your home for the market.

I have worked with thousands of clients in my 33 years of Real Estate. I love all my clients, my largest sell ever was 28M, and my smallest sell ever was 4300. Here is the deal every client is a Multi-Million Dollar client regardless of what they paid or sold their homes for. Here is why, If I can provide the service both of these clients need they will send me all their friends and family, co-workers, and neighbors. These two examples are both true. The 28 Millon dollar Client is a client for life as is the 4300. seller a client for life. I have received multiple referrals from both families. The moral of the story is I will work with anyone who will work with me!!!

One of my favorite client stories is when I meet a man at one of my open houses in 1995 over off Chester in East Austin. He his wife and two little girls at the time all came in. They were so very happy, so joyful. They absolutely loved the home and wanted to make an offer. We spoke to a lender but he could not qualify. Turns out this family was living out of their van. He was showing up at the nearby park and going to work every day. I was so determined to get this family in this house. So, I spoke with the listing agent and asked if the seller would carry the mortgage for 8 months. That would give my guy time to save up some money and have the additional work history he needed to qualify. After going back and forth, the seller agreed to let them do a lease-to-purchase agreement, and the family moved in. We continued to try to find lenders that could help, and finally, after about 4 months we were able to close on the house. That sales price was 69K and this family and I have stayed in touch over the years. We actually sold that house for him several years ago and he moved back South. That sweet family turns that 69K house into over 3.2 Million dollars in business to me over the years. I have watched all three of their kids grow up and have babies and I feel blessed to have been chosen to serve them.

I bought my first house when I was 18. I loved the whole process and loved the idea of owning my own business. After a few years, I sold that home and bought another home in Lago Vista, Texas. The agent that helped me was amazing and walked me in detail through the whole process of both sides of the transaction. Now, I was sold! Judy directed me to The Austin Institute of Real Estate where I completed my education. Then off to take the big test which most people have to take multiple times-so I heard over and over. I was a nervous wreck because of all the chat about no one ever passes' this board test the first time. I failed it and had to retake it not once but twice. The negative talk is paralyzing. Note: Don't listen to Negative people. I passed it with a 97 on the Third try! Guess it is true "The third time is a charm'!
